Tenant may participate in any government farm <br />programs as he sees fit and receive payments <br />for the same. Landlord agrees to take all <br />action necessary and execute such documents as <br />may be needed to allow the Tenant to participate <br />in such programs. <br /> <br />e. Tenant will not sublease any part of the property <br />leased without the previous written consent of the <br />Landlord, which consent shall not be unreasonably <br />withheld. <br /> <br />Landlord and Tenant shall be bound by the terms of this <br />lease upon such date that all parties' Signatures have been <br />acknowledged. <br /> <br />r--- <br /> <br /> <br />7. Landlord's Duties: <br /> <br />a. Any sale of the real estate shall be Subject to <br />the terms of this lease. <br /> <br />b. Landlord will pay all real estate taxes. <br /> <br />c. Allow the Tenant to have peaceable possession <br />of the property leased. <br /> <br />8. Default: The failure of the Landlord or the Tenant to <br />enforce rights or seek remedies upon any default of the other <br />party with respect to the obligations of each other shall not <br />prejudice or affect the right or remedies of each or either of <br />them in the event of any subsequent default. In the event the <br />Tenant is in def~ult in payment of any installment of rent for a. <br />period of thirty (30) days after receiving demand for payment of <br />the same from the Landlord, the Landlord, at his option, may <br />enforce collection of said rent due, or declare this lease at an <br />end subject to any growing crop then on the real estate. <br /> <br />9. Other Agreements: This lease shall be binding upon <br />all heirs, personal representatives, successors and assigns of <br />the parties. The Landlord or their agents may go on the leased <br />property at any time to inspect the same provided there is no <br />interference to the Tenant's use of the property. The Landlord <br />may also enter the property prior to the end of the lease term <br />to prepare for future crops, but the Landlord shall in no manner <br />interfere with any growing crop of Tenant or the Tenant's lawful <br />use of the property under this lease. <br /> <br />In order to allow Tenant and Landlord to determine <br />whether this lease should be renewed or renegotiated, the <br />parties will notify each other prior by October 1, 1992, of <br />their intentions for the future lease of the property. <br /> <br />10. The Agent of Landlord: Hugh J. Kieffe shall be <br />designated by the parties constituting the Landlord as the agent <br />for the Landlord. The Tenant shall have the right to make all <br />payments to Hugh J.
