<br />88- 1005')5 <br /> <br />r <br /> <br />SUBDIVISION, the Subdivider hereby consents and agrees with the <br /> <br />City of Grand Island, Nebraska, that it will install or provide <br /> <br />at its expense the following improvements: <br /> <br />1. Paving. The Subdivider waives the right to object to <br /> <br />any paving or repaving districts of Webb Road where it abuts the <br /> <br />subdivision. <br /> <br />2. Flood Hazard. Since the subdivision is in the flood <br /> <br />plain, all structures constructed shall have the lowest floor <br /> <br />elevation to a minim~~ of one foot above the elevation of the one <br /> <br />hundred year flood, as determined by the building permit received <br /> <br />by the Subdivider or successors from the Building Department <br /> <br />under the provisions of Section 2-1506.06, R.R.S. 1943. No base- <br /> <br />ment shall be constructed in connection with any structure in the <br /> <br />flood plain unless such basement is floodproofed and certified as <br /> <br />such by a qualified registered engineer or architect. <br /> <br />3. Water. The Subdivider agrees to connect all structures <br /> <br />in the subdivision to the public water main which is available. <br /> <br />4. Sanitary Sewer. The Subdivider agrees to connect all <br />structures in the subdivision to the public sanitary sewer system <br /> <br />which is available. <br /> <br />5. Drainage. The Subdivider agrees to grade the lots of <br />the subdivision so that the majority of the storm water drains to <br />the drainage system within the Grand Island Mall Subdivision and <br />in a m~nner approved by the City's Director of Public Works. <br /> <br />6. Access. Access to all lots in the subdivision shall be <br /> <br />limited to and in conformance with the Commercial Development <br /> <br />Plan, No. C-12-83-GI, on file with the Regional Planning <br />Commission.
