<br />TRUSTEE'S DEED
<br />
<br />KNOW ALL MEN BY THESE PRESENTS:
<br />
<br />That a Deed of Trust was made and entered into on or about
<br />June 29, 1983, by and between Robert E. Gifstad and Susan A.
<br />Gifstad, husband and wife, Trustors, and Commercial Federal
<br />Savings and Loan Association, Beneficiary, wherein Commercial
<br />Federal Savings and Loan Association was named Trustee. This
<br />Deed of Trust was recorded June 29, 1983, as Document No.
<br />83-003433, in the Records of the Register of Deeds of Hall
<br />County, Nebraska. Hereinafter the Trustee, Commercial Feder al
<br />Savings and Loan Association, will be referred to as GRANTOR.
<br />
<br />The GRANTOR in consideration or Thirty-three Thousand Five
<br />Hundred and No/100 ($33,500.00) Dollars, and other valuable
<br />consideration received from Commercial Federal Savings and Loan
<br />Association, hereinafter GRANTEE, does hereby grant, bargain,
<br />sell, convey and confirm unto GRANTEE, the follO\oling described
<br />real property in Lancaster County, Nebraska:
<br />
<br />Lot Thirty-eight (38), Potash Subdivision in Hall
<br />County, Nebraska;
<br />
<br />To have and to hold the above-descr ibed premises together
<br />with all tenements, herediments and appurtenances thereto
<br />belonging unto the GRANTEE, and to GRANTEE'S successors and
<br />assigns forever.
<br />
<br />GRANTOR does hereby covenant with the GRANTEE and with the
<br />GRANTEE'S successors and assigns:
<br />
<br />(1) That Robert E. Gifstad and Susan A. Gifstad, Trustors,
<br />failed to pay the Beneficiary payments which were contractually
<br />due, and the GRANTOR, at the request of the Beneficiary, elected
<br />to declare the entire unpaid principal balance, together with
<br />interest thereon, at once immediately due and payable.
<br />
<br />(2) That a Notice of Default was recorded by GRANTOR on
<br />the 22nd day of September, 1987, as Document No. 87-105617 in the
<br />records of the Register of Deeds, Hall County, Nebraska. A copy
<br />of the Notice of Default was served upon:

<br />by certified mail, return receipt requested, postage prepaid, on

<br />(3) That Trustors, Robert E. Gifstad and Susan A. Gifstad,
<br />failed to cure the default referenced in the Notice of Default
<br />within 30 days after the recording of the Notice of Default.
