<br />
<br />KNOW ALL MEN BY THESE PRESENTS, that Shaun M. James,
<br />Successor Trustee, hereinafter referred to as Grantor, as Trustee under the Trust
<br />Deed hereinafter described, hereby grants and conveys to Washington Mutual
<br />Bank, herein referred to as Grantee, without any covenants or warranty
<br />expressed or implied, all of the following described real estate, to-wit:

<br />Trust Deed dated February 13, 2001, and recorded in the office of the Register of
<br />Deeds of Hall County, Nebraska, on February 16, 2001, as Instrument No.
<br />200101182, the Beneficiary of which Trust Deed was Mountain West Financial,
<br />Inc., John D. Helle and Elizabeth D. Helle, husband and wife, as Trustors, and
<br />First American Title Insurance Company as Trustee, subsequently assigned to
<br />Fleet National Bank, recorded February 16, 2001 as Instrument No. 200101183;
<br />Assignment of Deed of Trust to Mortgage Electronic Registration Systems, Inc.,
<br />recorded November 13, 2001 as Instrument No. 200111513; Substitution of
<br />Trustee appointing Paul J. LaPuzza as Successor Trustee, recorded September
<br />16,2005 as Instrument No. 200509158 in the Register of Deeds Office of Hall
<br />County, Nebraska, and wherein the Trustors granted and conveyed to such
<br />Trustee, on the Trusts therein expressed, the property hereinabove described to
<br />secure, among other obligations, the payment of a certain note and interest
<br />described in said Trust Deed according to the terms thereof and after the
<br />fulfillment of the conditions specified in the Trust Deed authorizing this
<br />conveyance by reason of a breach and default by the Trustors made under the
<br />terms of said Trust Deed in the particulars set forth in the Notice of Default filed
