<br />.0 <br /> <br />200609368 <br /> <br />(3) To refrain from painting, decorating or changing the appearance of any portion of the <br />exterior of the Unit or garage unless approved by the Association in writing. <br /> <br />(d) Each Unit shall be used and occupied only by one family and their guests as a residence and <br />for no other purpose. No Unit may be subdivided into a smaller Unit nor any portion thereof sold or <br />transferred less than the entire Unit without the amendment of this Declaration. <br /> <br />(e) No practice or use shall be permitted on the condominium property or in any Unit or garage <br />which shall be an annoyance to other owners or residents of the area or which shall interfere with their <br />peaceful use and enjoyment of their property. All portions of the property and of the Units and garages <br />shall be kept clean and sanitary and no use thereof shall be made which constitutes a violation of any <br />laws, zoning ordinances, governmental regulations or regulations of the Association. No one shall fix or <br />repair vehicles on the condominium property except minor routine repairs of vehicles owned by the <br />Owners. No vegetable gardens shall be allowed on the condominium property. <br /> <br />f) The Owners of all Units in this condominium may at any time, in writing, duly acknowledged <br />and recorded, effect an amendment to this Declaration and to the bylaws and plans attached hereto. <br /> <br />(g) Household pets shall not exceed twenty (20) pounds in weight within the condominium and <br />will be subject to such regulation, restriction, exclusion and special assessment as may be determined by <br />the Association from time to time. Awnings, sun screens, outside television or other antennas, satellite <br />dishes, storage or parking of boats, campers, trailers, motor homes, equipment, machinery or similar <br />items shall all be subject to regulations, restriction, exclusion and special assessment by the Association. <br />No playground equipment may be erected on the condominium property without the written consent of <br />the Board of Directors. <br /> <br />ARTICLE VIII <br />INSURANCE <br /> <br />Insurance Requirements. The Association shall obtain and maintain liability and property insurance for <br />the Property and Association as provided in the Bylaws. Each Unit Owner shall obtain and pay for <br />liability and property insurance for the Unit Owner's Unit. <br /> <br />ARTICLE IX. <br />TERMINATION OR AMENDMENT <br /> <br />Termination. The Unit Owners in the Condominium shall have the right to terminate this Condominium <br />Property Regime only by unanimous action, subject to the conditions of Section 76-855 of the Nebraska <br />Condominium Act. <br /> <br />ARTICLE X <br />ASSOCIATION AND BOARD OF DIRECTORS <br /> <br />(a) Authority and Power. The business and affairs of the Condominium shall be managed by <br />the Board of Directors. The administration of the Condominium shall be governed by the Declaration <br />and the Bylaws. The Board of Directors shall have all of the powers, authority and duties permitted <br />pursuant to the Documents and the Nebraska Condominium Act which are necessary and proper to <br />manage the business and affairs of the Condominium. <br /> <br />(b) Membership. The Board of Directors shall consist of Owners elected in accordance with the <br />Association's Bylaws. <br /> <br />(c) Board of Directors Standard of Care. The Board of Directors officers and members shall <br />exercise ordinary and reasonable care in the performance of their duties <br /> <br />5 <br />
