No buildings or structures except surface improvements such as, but not limited <br />to, standard concrete or asphalt pavement for driveway, parking lot, parking lot lighting <br />structures, sidewalks, curbs and gutters, trees, shrubs, sod, etc., may be placed in the <br />Easement Area. <br /> <br />2. Grantee shall have the right, but will not be obligated, to construct, reconstruct, <br />replace, operate, maintain and repair any parking spaces within the Easement Area. <br />Grantee shall be responsible for any reasonably necessary relocation of any underground <br />sprinkling system located within the easement area.
