200607984 such owner, certified as to accuracy of survey by a registered land surveyor, and to contain a dedication of the easements to the use and benefit of public utilities, and of the street to the use of the public forever. In consideration ofthe acceptance of the plat ofsaidPEDCOR SECOND SUBDIVISION, the Subdivider hereby consents and agrees with the City of Grand Island, Nebraska, that it will install or provide at its expense the following improvements: 1. Lot One (1) Requirements. Lot One (1) of this subdivision is located within a residential development zone. A Development Plan as shown on Exhibit "A", attached hereto and incorporated herein by this reference is hereby approved for such subdivision. A Landscaping Plan as shown on Exhibit "B", attached hereto and incorporated herein by this reference is hereby approved for such subdivision. A Building Elevation Plan as shown on Exhibit "C", attached hereto and incorporated herein by this reference is hereby approved for such subdivision. Any amendments to said plans shall be approved by the City of Grand Island in accordance with the Grand Island City Code. The current official Development Plan shall be on file with the City's Planning Department. (A) Paving: The Subdivider agrees to pave and maintain Lakeview Circle as a private road allowing public ingress and egress to, from and through the property The Subdivider also agrees not to request that the City of Grand Island undertake maintenance or responsibility of Lake view Circle unless the road is improved to City standards in place at the time the request and rightwof-way is dedicated to and accepted by the City of Grand Island. (B) Water: A private water system constructed to City standards and specifications approved by the Utilities Director and the Director of Public Works, and subject to the City's inspection may be built and maintained by the Subdivider to serve buildings and facilities on Lot -2-
