In <br /> <br />consideration ofthe acceptance of the plat ofsaidPEDCOR SECOND SUBDIVISION, the Subdivider <br /> <br />hereby consents and agrees with the City of Grand Island, Nebraska, that it will install or provide at its <br /> <br />expense the following improvements: <br /> <br />1. Lot One (1) Requirements. Lot One (1) of this subdivision is located within a <br /> <br />residential development zone. A Development Plan as shown on Exhibit "A", attached hereto and <br /> <br />incorporated herein by this reference is hereby approved for such subdivision. A Landscaping Plan as <br /> <br />shown on Exhibit "B", attached hereto and incorporated herein by this reference is hereby approved for <br /> <br />such subdivision. A Building Elevation Plan as shown on Exhibit "C", attached hereto and incorporated <br /> <br />herein by this reference is hereby approved for such subdivision. Any amendments to said plans shall be <br /> <br />approved by the City of Grand Island in accordance with the Grand Island City Code. The current official <br /> <br />Development Plan shall be on file with the City's Planning Department. <br /> <br />(A) Paving: The Subdivider agrees to pave and maintain Lakeview Circle as a private road <br /> <br />allowing public ingress and egress to, from and through the property The Subdivider also agrees not <br /> <br />to request that the City of Grand Island undertake maintenance or responsibility of Lake view Circle <br /> <br />unless the road is improved to City standards in place at the time the request and rightwof-way is <br /> <br />dedicated to and accepted by the City of Grand Island. <br /> <br />(B) Water: A private water system constructed to City standards and specifications <br /> <br />approved by the Utilities Director and the Director of Public Works, and subject to the City's <br /> <br />inspection may be built and maintained by the Subdivider to serve buildings and facilities on Lot <br /> <br />-2- <br />
