The Subdividers shall install and maintain public sidewalks <br /> <br />adjacent to Curran Avenue and Carleton Avenue when the lots are built upon, and such sidewalk <br /> <br />shall be regulated and required with the building permit for each such lot. <br /> <br />9. Driveway Access. Driveway access to Lots Eight (8), Nine (9) and Twelve <br /> <br />(12) of the subdivision shall be from Curran Avenue. Driveway access to all other lots in the <br /> <br />subdivision shall be from Brennan Court. <br /> <br />10. Outlot A. Uses on Outlot A shall be limited to drainage, utilities, landscaping <br /> <br />and paved driving surfaces, and pedestrian walkways as identified in the Development Plan. The <br /> <br />landscaped area of Outlot A shall be at least thirty (30) feet from an adjoining property line or right <br /> <br />of way line except this may be reduced to ten (10) feet where a six (6) foot tall sight -obscuring fence <br /> <br />is installed and maintained between an adjoining property line on the exterior ofthis subdivision. <br /> <br />11. Landscaping. The Subdividers agree to comply with the requirements ofthe <br /> <br />Landscaping Regulations ofthe City of Grand Island, and plans as submitted to and approved by the <br /> <br />City's Building Department. The Subdividers shall install and maintain, at their expense, landscaping <br /> <br />in Outlot A. Such landscaping shall be in conformance with Section 36-102 ofthe Grand Island City <br /> <br />Code. The minimum required plantings based on frontage shall be as follows: <br /> <br />Carleton Avenue: <br />Curran Avenue: <br />Remainder of Outlot A <br /> <br />7 canopy trees, 7 understory trees, 21 shrubs <br />3 canopy trees, 3 understory trees, 9 shrubs <br />9 canopy trees, 9 understory trees, 27 shrubs <br /> <br />12. Engineering Data. All final engineering plans and specifications for public <br /> <br />improvements shall bear the signature and seal of a professional engineer registered in the State of <br /> <br />Nebraska and shall be furnished by the Subdividers to the Department of Public Works for approval <br /> <br />-4- <br />
