Troy Huff agrees that he shall be bound by all terms found in the Deed of Trust filed on the 15th day of March, 2004, filed as Document No. 200403022 in the office of the Register of Deeds of Hall County, Nebraska, and that he shall agree to accept an assignment of all right, title and interest of Valarie Keefe under that Deed of Trust and that he shall be substituted therefor and required to fulfill all obligations pursuant to said Deed of Trust. 4. Valarie Keefe and Troy Huff agree that this document shall serve as an assignment by Valarie Keefe of all of her interest in the Deed of Trust to Troy Huff and that Troy Huff shall be substituted to perform all obligations under the Deed of Trust which are to be performed by Valarie Keefe. 5. That Richard Keefe does hereby consent to the assignment of Valarie Keefe's. interest under the Deed of Trust to Troy Huff, and further agrees to the substitution of Troy Huffto fulfill all obligations under the Deed of Trust signed by Valarie Keefe. 6. Upon the execution of this Agreement by all parties, Richard Keefe, does hereby release and forever discharge Valarie Keefe from any and all obligations under the Deed of Trust dated March 15,2004, as referred to herein above. 7. Troy Huff further agrees as consideration for this assignment and substitution, that in the event of a default, under the terms of the Deed of Trust, Richard Keefe shall be entitled to pr.oceed with all legal remedies against Troy Huff, the same as ifhe were an original signor under the Deed of Trust dated March 15,2004, as referred to herein above. 8. All repayment terms under the original Deed of Trust remain unchanged and the parties agree that this assignment, substitution and transfer shall occur on or before July 1, 2006. 9.
