<br />2006034&3 <br /> <br />11. Outlots. No buildings shall be constructed nor signs installed within Outlots <br /> <br />A, B or C. Sidewalks and hike/bike trails shall be constructed adjacent to Outlots A, B, and C as <br /> <br />shown on Exhibit "D" with the construction of adjacent streets and/or drainage structures on the <br /> <br />outlots. <br /> <br />Development on Outlot A shall be restricted to required sidewalks and landscaping <br /> <br />until such time as Rae Road has been fully dedicated (as provided in Paragraph 3), a final plat and <br /> <br />subdivision agreement dividing Outlot A into building lots is approved by the City of Grand Island <br />and the developer. <br /> <br /> <br />12. Sign age. Signage shall be permitted as allowed in the Grand Island City <br /> <br /> <br />Code. Other than development signs as shown on Exhibit "A", no signs may be placed in Outlots A, <br /> <br /> <br />B or C, or within any easement in the subdivision. Authorized signs must be installed and maintained <br /> <br /> <br />in accordance with the Grand Island City Code. <br /> <br /> <br />13. Landscaping. All required landscaping shall be placed outside the dedicated <br /> <br /> <br />rights-of-way. The Subdivider is authorized to install the required trees and shrubs in the easterly ten <br /> <br />(10.0) feet of the easement along the north and east sides of Outlot B and the westerly ten (10.0) feet <br /> <br />of the easement on the west side of Outlot A as shown on Exhibit "B". <br /> <br />14. Engineering Data. All final engineering plans and specifications for public <br /> <br />improvements shall bear the signature and seal of a professional engineer registered in the State of <br /> <br />Nebraska and shall be furnished by the Subdivider to the Department of Public Works for approval <br /> <br />prior to contracting for construction of any improvements. Inspections of improvements under <br /> <br />construction shall be performed under the supervision of a professional registered engineer and upon <br /> <br />completion shall be subject to inspection and approval by the Department of Public Works prior to <br /> <br />- 6 - <br />
