<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES is the
<br />Trustee under a Deed of Trust made and entered into on or about executed June 24, 2005, by
<br />MARILYN K. MUELLER and LLOYD E. MUELLER, wife and husband, Trustors, in which
<br />MORTGAGE ELECTRONIC REGISTRATIONS SYTEMS, INC., was named as Beneficiary and
<br />TICOR TITLE AGENCY COMPANY, as Trustee, which was filcd for record on June 29, 2005, as
<br />Instrument No. 200505903 of the Mortgage Records of Hall County, Nebraska. GREGORY L.
<br />GALLES has been appointed as Trustee, replacing TICOR TITLE AGENCY COMPANY by
<br />virtue of a Substitution of Trustee recorded December 16, 2005, as Instrument No. 2005-12297
<br />in the office of the Register of Deeds of Hall County, Nebraska. GREGORY L. GALLES,
<br />Grantor, in consideration of the sum of Forty Two Thousand Four Hundred Eighty Two and
<br />54/100 Dollars ($42,482.54) and other good and valuable consideration received from EQUITY
<br />ONE, INC., does hereby grant, bargain, sell, convey and confirm unto EQUITY ONE, INC.
<br />(hereinaner "Grantee" where appropriate), the following-described real property in Hall County,
<br />Nebraska, to wit:

<br />TRUSTEE'S DEED
<br />
<br />Lot 5, Block 3, Bogg's and Hill's Addition, City of Grand Island,
<br />Hall County, Nebraska.
<br />
<br />to have and to hold the above-described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns
<br />forever. Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />
<br />1. That MARILYN K. MUELLER and LLOYD E. MUELLER, wife and husband, Trustors,
<br />failed to pay to Beneficiary payments which were contractually due, and the Grantor, at
<br />the request of the Beneficiary, elected to declare the entire unpaid principal balance,
<br />together with interest thereon at once immediately due and payable.
<br />
<br />2. That a Notice of Default as required by ~ 76-1006 was filed by Grantor on December 16,
<br />2005, as Instrument 2005-12298 in the otlice of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with S 76-1008, R.R.S.
<br />Nebraska.
<br />
<br />3. That Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />
<br />4. That a Notice of Trustee's Sale was filed by Grantor on January 19, 2006, as Instrument
<br />2006-J(00518 in the office of the Register of Deeds of Hall County, Nebraska. A copy of
<br />said Notice of the time and place of the sale was thereafter mailed to all parties entitled to
<br />notice pursuant to said Deed of Trust and in compliance with S 76-1008, R.R.S.
<br />Nebraska.
<br />
<br />5. That Grantor as required by ~ 76-1007 published Notice of Trustee's Sale to be held on
<br />March 2, 2006, at 9:00 o'clock a.m., in the lower lobby of the Hall County Courthouse,
<br />III West First Street, Grand Island, Nebraska. Said Notice was published in the Grand
<br />Island Independent, a legal newspaper of Hall County, Nebraska, once a week for five
<br />consecutive weeks commencing on January 19, 2006, and ending on February 16, 2006.
<br />The last publication notice was at least ten days prior to the Trustee's Sale held on March
<br />2, 2006, and said sale was not later than 30 days aner the last publication of notice.
