<br />WITNESSETH THAT:

<br />WHEREAS, for a valuable consideration on November 23, 2001, Troy J. Beem and Tricia A.
<br />Beem, husband and wife, Trustors, executed and delivered their Deed of Trust to Michael F. Kivett, as
<br />Trustee, and CitiFinancial, Inc. (MD), as Beneficiary, conveying the real estate hereinafter described in
<br />trust, with power of sale, in accordance with the terms and provisions set forth therein; that said Deed of
<br />Trust was thereafter recorded on November 28, 200 I in the office of the Register of Deeds of Hall
<br />County, Nebraska as Instrument No. 0200112192; and
<br />
<br />WHEREAS, the Trustors having defaulted in the payment of the indebtedness secured thereby
<br />and the Beneficiary having delivered to the Trustee a written declaration of default and having deposited
<br />with the Trustee all promissory notes together with Notice of Default; and
<br />
<br />WHEREAS, in compliance with Sec. 76-1006, Statutes of Nebraska, on October 25, 2005, the
<br />Trustee filed a Notice of Default in the office of the Register of Deeds of Hall County, Nebraska, as
<br />Instrument No. 0200510556, which Notice fully complied with the requirements of said statute; and
<br />
<br />WHEREAS, in compliance with Sec. 76-1008, Statutes of Nebraska, on October 28, 2005, the
<br />Trustee mailed by certified mail, with postage prepaid, a copy of such Notice of Default with the
<br />recording date shown thereon, addressed to the following interested parties, to-wit:
