<br />WHEREAS, there is some question as to the status of High Plains Associates, Inc. The
<br />shareholders of High Plains Associates, Inc. areas follows:
<br />
<br />Oswald Family Trust dated April 27, 1998: 40%
<br />Jonathan S. Roderick, a single man: 40%
<br />Lynne M. Saalman: 20%
<br />
<br />WHEREAS, in the attempt of all parties herein to make perfectly clear the full and true
<br />intent of this Mineral Quitclaim Deed to Osprey Resources, Inc., the GRANTORS herein
<br />acting in their capacities as stipulated in this instrument intend to convey any and all
<br />interests that may have been conveyed by the unrecorded Mineral Quitclaim Deed to
<br />High Plains Associates, Inc. as well as any and all interests that were conveyed by the
<br />recorded Mineral Quitclaim Deed to Dakota-Tex Oil Company, et al.
<br />
<br />THEREFORE, GRANTORS with this deed specifically quitclaim, grant, bargain, sell and
<br />convey to GRANTEE all of the right, title and interest held by GRANTORS in and to the
<br />lands described on the attached Exhibit "A".
<br />
<br />This conveyance is made without warranty, express or implied, except that GRANTORS
<br />warrant the title to be free, clear and discharged of and from any grants, charges, taxes,
<br />judgments, mortgages and other liens and encumbrances of whatsoever nature by,
<br />through and under GRANTORS.
<br />
<br />To have and to hold the same, together with all and singular the tenements,
<br />hereditaments, and appurtenances thereunto belonging or in any wise appertaining unto
<br />GRANTEE, its successors and assigns forever.
<br />
<br />In witness whereof, said GRANTORS have hereunto set their hands this 21
<br />October, 2005, to be effective for all purposes as of August 1, 2005.
