200315719 <br />EXHIBIT D <br />MINIMUM ARCHITECTURAL/DESIGN STANDARDS <br />FOR BUILDINGS <br />1. All building designs and color schemes shall be submitted to Equestrian Meadows LLC (the <br />"Developer ") for written approval or denial by Developer, prior to an application for a <br />building permit. <br />2. All exterior sides of such buildings (excluding windows, doors and signage treatments) shall <br />have a minimum of 501/o brick, stone, synthetic stone and/or stucco; provided that a minimum <br />of 50% of such exterior shall be medium red brick or a shade thereof. Primary emphasis for <br />the required exterior of such building, as set forth in this paragraph 2, shall be given to the <br />exterior portion of such building that is visible from an abutting private roadway or public <br />street. <br />3. The roofs of all buildings shall be approved in writing by Developer. <br />4. Any exterior mechanical equipment that is visible from an abutting private roadway or public <br />street shall be screened by an architectural feature, landscape materials, or colored to match <br />the adjacent ceiling or wall color. <br />5. The entrance fagade to all buildings shall have five feet or more of depth or relief. <br />6. A minimum of 200 square feet of stamped colored concrete accent areas shall be <br />incorporated into the sidewalk or driveways of the lot on which the building is located. <br />7. All exterior window and door mullions shall be approved in writing by Developer, which <br />approval will not be unreasonably withheld if such mullions is harmonious, in the reasonable <br />opinion of Developer, with the overall exterior color schemes utilized within the <br />Development. <br />8. All exterior window glass shall be approved in writing by Developer, which approval will not <br />be unreasonably withheld if such glass is harmonious, in the reasonable opinion of <br />Developer, with the overall exterior color schemes utilized within the Development. <br />9. All signage shall comply with the City of Grand Island's signage code and shall be approved <br />in writing by Developer. <br />10. All lots located with frontage along Stolley Park Road and South Locust must maintain a ten <br />(10) foot landscape strip along the property line abutting said right of way. <br />11. All building sites must provide a landscaping plan, which shall include the plans for a <br />landscape irrigation system, which must be submitted to Developer for prior written <br />approval. <br />i <br />9 <br />
