All refuse /garbage areas must be screened by a brick, stone, synthetic stone and/or stucco <br />wall, which brick, stone, synthetic stone and/or stucco must match the brick, stone, synthetic <br />stone and/or stucco utilized in connection with the construction of the exterior walls of the <br />building. <br />13. All buildings shall be vented via the use of ridge vents or continuous eave vents in lieu of <br />other roof vents, or via such other venting system as approved in writing by Developer, <br />which approval shall not be unreasonably withheld if such other venting system is <br />harmonious, in the reasonable opinion of Developer, with the overall venting systems utilized- <br />for other buildings located within the Development. <br />14. All awnings, if any, installed on any buildings shall be approved in writing by Developer, <br />which approval will not be unreasonably withheld if such awnings are harmonious, in the <br />reasonable opinion of Developer, with the overall exterior color schemes utilized within the <br />Development. <br />15. All windows and doors that are visible from an abutting private roadway or public street must <br />use brick, stone, synthetic stone, and/or stucco for purposes of covering the lentils over such <br />windows and/or doors, similar to the brick, stone, synthetic stone and/or stucco utilized in <br />connection with the construction of the exterior walls of said building. <br />16. All parking lot lighting shall match the lighting utilized by the City of Grand Island in the <br />South Locust Corridor. <br />17. In addition to the foregoing, the building's architectural/design features must meet a <br />minimum of one of the following requirements: <br />a. The building exterior shall incorporate steel or wood arched truss work at the <br />building entrance and other fagade areas that are visible from an abutting private <br />roadway or public street. <br />b. The building has a metal or kalwall canopy over a walkway or entryway. <br />c. The pedestrian/sidewalk area along the perimeter of the building has two or more <br />landscaped bench areas with lighting accents. <br />d. The lot must have a minimum of five areas containing site landscape lighting. <br />10 <br />
