200315136 <br />west Quarter (SW' /4), a distance of Six Hundred Twenty Two and Twelve <br />Hundreths (622.12) feet to a point on the north line of said Southwest <br />Quarter (SW' /4); thence deflecting left 89 °37'35" and running westerly, <br />along and upon the north line of said Southwest Quarter (SW' /4), a <br />distance of Four Hundred Five (405.0) feet to the point of beginning. <br />Said easement includes, but is not limited to, the right to install, construct, maintain, replace and <br />operate an underground gas line and related above ground equipment by the GRANTEES within <br />the described easement area in connection with GRANTEES' use of an irrigation well located <br />upon GRANTEES' real estate described hereinabove. It is further provided that said easement <br />shall be deemed to provide GRANTEES with all rights of ingress and egress necessary for the <br />full and complete use, occupation and enjoyment of the easement hereby granted, including the <br />right to excavate and refill ditches and trenches for the location of said underground pipeline or <br />pipelines and utilities or appurtenant structures related thereto. <br />To have and to hold the same unto the said GRANTEES, their successors and assigns as <br />appurtenant to the land and every part thereof, and GRANTORS hereby dedicate its interests in <br />said real estate to the use of the GRANTEES. This easement is perpetual and shall run with the <br />land. <br />The GRANTORS do hereby covenant with the GRANTEES that it is lawfully seized and <br />possessed of the real estate described herein; that it has a good and lawful right to convey it; that <br />it is free from encumbrance; and that it will forever warrant and defend the title thereto against <br />the lawful claims of all persons whomsoever. <br />Dated this J -) day of November, 2003. <br />-- KENNETH A.
