Mortgagor shall procure and maintain for the benefit of mortgagee during the life of this <br />mortgage, original policies and renewals thereof, insuring against fire and such other insurable hazards, <br />casualties, and contingencies as mortgagee may require, in amounts and in companies acceptable to <br />mortgagee, with loss payable to mortgagee. <br />5. Mortgagor shall promptly repair, restore, or rebuild any buildings now or hereafter on the <br />premises that may become damaged or destroyed; shall keep the premises in good condition and repair and <br />free from any mechanic's or other lien or claim of lien not expressly subordinated to the lien hereof. <br />Mortgagor shall not to suffer or permit any unlawful use of or any nuisance to exist on the property and <br />shall comply with all requirements of law with respect to the mortgaged premises and the use thereof. <br />6. In the event of the default by mortgagor in the payment of any installment as required by <br />the note secured hereby or in the performance of the obligations in this mortgage or in the note secured <br />hereby, mortgagee shall be entitled to declare the debt secured hereby due and payable without notice, and, <br />without notice, either by itself or by a receiver to be appointed by the court thereof and without regard to the <br />adequacy of any security for the indebtedness secured hereby, to enter on and take possession of the <br />mortgaged premises, to collect and to receive the rents, issues, and profits thereof, and apply the same, less <br />costs of operation and collection, on the indebtedness secured by this mortgage; the rents, issues, and profits <br />being hereby assigned to mortgagee as further security for the payment of all indebtedness secured hereby. <br />In witness whereof, I have hereunto set my hand on August c7'9 , 2003. <br />Ronald E.
