2005038/2 <br />b. No campers, trailers of any kind, motor or mobile homes, boats, recreational <br />vehicles or trucks shall be left parked on the streets overnight. <br />C. No motorcycles, motor scooters, three - wheelers or four -wheel recreational <br />vehicles, all - terrain vehicles (ATV's), or gas - powered go -carts shall be driven anywhere on the <br />lots, common areas, or outlots of the subdivision. <br />d. Neither junked vehicles, as they may be defined by ordinances of the Village of <br />Doniphan, nor licensed or unlicensed vehicles, whether operable or inoperable, which are totally <br />or partially wrecked or dismantled, nor race or stock cars, nor tractors or shredders shall be <br />parked anywhere on the streets, driveways, or the lots of the subdivision. <br />12, Utilities; Exposed Aerials and „Lines <br />. <br />a. Certain easements shall be established for installation and maintenance of utilities. <br />When known, such easements shall be clearly marked on the recorded plat of the subdivision. <br />Additional easements that may be needed by for utilities or access to the subdivision may be <br />granted by the Declarant, or the Board of Directors, as needed. All claims for damages arising <br />out of the construction, maintenance, and repair of utilities, or on account of temporary or other <br />inconvenience caused thereby, against the Declarant or the Association are hereby waived by all <br />the owners. <br />b. Service lines for individual residents for all public utility services which are <br />available to a lot from an underground source shall be kept underground. All cable television <br />lines shall be underground where available. <br />C. No satellite dish, discs and receiving equipment shall be placed on any lot; <br />however, digital satellite dishes not exceeding twenty inches in diameter may be permitted. <br />d. Exposed television aerials shall not be used on any lot. <br />e. No outdoor clothes lines, temporary or permanent, shall be permitted on any lot. <br />13. Common Area Usage. The owner of any lot in the subdivision agrees to use designated <br />common areas in such a manner as not to interfere with the use of such area by any other owner <br />or in such manner as to create a nuisance, annoyance, or unlawful disturbance. The owners of all <br />lots shall be responsible for the conduct and safety of their guests. <br />14. Agricultural Exemption, All owners of lots in the Hoffman Subdivision, hereby <br />acknowledge the existence and presence of agricultural production near the Subdivision and agree <br />to hold the Declarant harmless for any dust or other inconveniences caused by the Declarant <br />which may occur as a result of such farming by the Declarant. The Declarant pledges to use his <br />best efforts to minimize any inconveniences to the owners of lots in the Subdivision and to utilize <br />all best farm management practices available to either reduce, or eliminate any inconveniences to <br />residents and lot owners. <br />Page 9. <br />
