<br />e. No manufactured housing shall be allowed.
<br />E No mercury or sodium vapor lights are allowed on any lot. Street lighting that
<br />may be installed by the Declarant, the Village of Doniphan, or the Association is exempted from
<br />all lighting restrictions.
<br />3. Stamge Prohibitions.
<br />a. No unused or discarded building materials, junk, or rubbish shall be left exposed
<br />on any lot. However, during construction of a dwelling, building materials to be used on the
<br />project may stored on the lot. Upon completion of the residence, all building materials shall either
<br />be removed from the lot, or stored out of sight inside the dwelling.
<br />b. No worn out, discarded, or junk automobiles, machinery, or parts thereof shall be
<br />stored on any lot in the subdivision.
<br />C. No portion of any lot in the subdivision shall be used for junk piles, storage of
<br />unlicensed or junked vehicles, or the storage of any kind of junk, waste, or other unsightly
<br />materials.
<br />4. Architectural Review, Building Requirements, Prohibitions.
<br />a. The Declarant, the Board of Directors of the Association, or such committee the
<br />Board may create for purposes of architectural review and approval, shall have the responsibility
<br />for approving all construction upon the lots. Construction shall include, but not be limited to
<br />dwellings, outbuildings, fences, and all site drainage.
<br />b. Prior to the start of actual construction of any project, either the homeowner, or
<br />the general contractor for the homeowner, shall submit to either the Declarant, the Board of
<br />Directors, or its designated committee, a site plan for the proposed dwelling, outbuilding, or other
<br />construction on the lot. For dwellings, the drawings or blueprints shall show the exterior design
<br />and elevations of all sides of the home.
<br />C. In reviewing the plans for dwellings, the Board of Directors, or its designated
<br />committee, shall confine its review to the site plan and placement of the dwelling unit and /or
<br />outbuilding on the lot, elevation of the buildings relative to adjacent properties, setback
<br />requirements, driveways, and the compatibility of color and style of the dwelling to other homes
<br />in the Subdivision.
<br />d. Each home owner and /or his or her contractor shall complete the grade of each lot
<br />to provide for drainage pursuant to a master surface drainage plan which shall be provided to each
<br />homeowner and/or contractor prior to construction.
<br />e. Log homes, A -frame homes, or modular homes are not be permitted, and shall not
<br />be approved by the Board of Directors, or its designated committee.
<br />f. In the event the Declarant, the Board, or its designated committee, fails to approve
<br />or disapprove any design and location within thirty (30) days following submission of the plans
<br />and specifications to either the Declarant, the Board of Directors, or its designated committee,
<br />approval will not be required and this provision will be deemed to have been fully complied with.
<br />g. Approval of any plans shall not relieve the homeowner or the contractors from
<br />obtaining all necessary building permits or inspections from the appropriate local government
<br />authorities.
<br />h. No additions to, or exterior modifications of, any existing home shall be made until
<br />the plans and specifications showing the nature of the addition or modification have been
<br />submitted and approved in writing by either the Declarant, the Board of Directors, or its
<br />designated committee.
