j" ..; 200510656 Nebraska on March 27, 2001 as Instrument No. 0200102485; subsequently by reason of an Assignment said Trust Deed was assigned to Mortgage Electronic Registration Systems, Inc., said assignment recorded in the office of the Register of Deeds of Hall County, Nebraska on September 26, 2002 as Instrument No. 0200210264 between Angela M. Espinoza, a single woman, as Trustor, First American Title Insurance Company, Trustee and Mountain West Financial, Inc., as Beneficiary, wherein the Trustors granted and conveyed to such Trustee, on the Trusts therein expressed, the property hereinabove described to secure, among other obligations, the payment of a certain note and interest described in said Trust Deed according to the terms thereof and after the fulfillment of the conditions specified in the Trust Deed authorizing this conveyance by reason of a breach and default by the Trustors made under the terms of said Trust Deed in the particulars set forth in the Notice of Default filed by the Trustee, which default continued until the time of sale at which sale the property was sold to the highest bidder, the Grantee herein, following notice of sale as required by law. The Trustee, at the time and place of sale fixed as aforesaid, then and there sold, at public auction, to Grantee, who was the highest bidder for the sum of SIXTY TWO THOUSAND FOUR DOLLARS AND FORTY-ONE CENTS ($62,004.41) therefore, the property hereinabove described. NOW THEREFORE, in consideration of such payment and in accordance with the request of the beneficiary, the undersigned, as Trustee by these presents does hereby grant, remise, release and convey to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., its successors and assigns, all the interest and estate derived to said Trustee by or through said Trust Deed in the above-described premises together with all buildings, fixtures, improvements and appurtenances belonging to said premises.
