<br />THIS INDENTURE (hereinafter referred to as the "Mortgage "), made this 5th day of April,
<br />2002 between ST. PAUL'S LUTHERAN CHURCH, a Nebraska corporation under the laws of
<br />the State of Nebraska, whose address is 1515 S Harrison, Grand Island, Nebraska 68803 -6358,
<br />Mortgagor and Aid Association for Lutherans, a Wisconsin corporation, whose address is 625
<br />Fourth Avenue South, Minneapolis, Minnesota, 55415, Mortgagee,
<br />WITNESSETH, that the said Mortgagor, in consideration of the sum of Eight Hundred
<br />Thousand and NO /100 Dollars ($800,000.00) to it in hand paid by the said Mortgagee, the
<br />receipt whereof is hereby acknowledged in the Promissory Note of even date herewith
<br />(hereinafter referred to as "Note "), does hereby Grant, Bargain, Sell and Convey unto the said
<br />Mortgagee, its successors and assigns, Forever, all the tracts or parcels of land lying and being in
<br />the County of Hall and State of Nebraska, legally described on Exhibit "A" attached hereto and
<br />hereby made a part hereof (hereinafter referred to as "Premises "); and
<br />WITNESSETH, that there have been constructed upon, under and on the Property certain
<br />buildings, structures, and other improvements, (hereinafter referred to as "Improvements "),
<br />which are owned by Mortgagor.
<br />WITNESSETH, that the said principal amount, together with interest thereon at the fixed
<br />rate of Seven and One -fourth percent (7.250°/x) per annum, is payable in accordance with the
<br />terms of said Note, with the entire unpaid principal balance and any unpaid accrued interest
<br />thereon maturing and being due and payable in full not later than May 1, 2022.
<br />WITNESSETH, there are now, or may in the future be, located on, within or about the
<br />Premises and Improvements certain items of furniture, fixtures, equipment, furnishings,
<br />machinery and personal property, owned by Mortgagor, and now or hereafter attached or affixed
<br />to or installed or located within, and used or usable in connection with the maintenance and
<br />operation of, the Premises and the Improvements, whether attached or detached, including, but
<br />not limited to, any and all such furniture; appliances; carpeting; floor coverings; draperies;
<br />furnishings; fences; partitions; dynamos; doors; windows; millwork, overhead doors; screens;
<br />storm windows and doors; locks; hardware; shades; awnings; motors; engines; boilers; tanks;
