TRUSTEE'S DEED <br />KNOW ALL MEN BY THESE PRESENTS: <br />THAT Michael F. Kivett, Attorney at Law duly licensed to practice in the State of Nebraska, <br />Trustee, in the exercise of the power of sale conferred upon him, does hereby execute and deliver this <br />indenture, d <br />WITNESSET14 THAT: <br />WHEREAS, for a valuable consideration on February 26, 2001, John Scott Albers and <br />Lavonne K. Albers, husband and wife, Trustors, executed and delivered their Deed of Trust to Michael F. <br />Kivett, as Trustee, and CitiFinancial, Inc. (MD), as Beneficiary, conveying the real estate hereinafter <br />described in trust, with power of sale, in accordance with the terms and provisions set forth therein; that <br />said Deed of Trust was thereafter recorded on March 1, 2001 in the office of the Register of Deeds of <br />Hall County, Nebraska as noted in Document No. 0200101536; and <br />WHEREAS, the Trustors having defaulted in the payment of the indebtedness secured thereby <br />and the Beneficiary having delivered to the Trustee a written declaration of default and having deposited <br />with the Trustee all promissory notes together with Notice of Default; and <br />WHEREAS, in compliance with Sec. 76 -1006, Statutes of Nebraska, on the 10th day of <br />December, 2001 the Trustee filed a Notice of Default in the office of the Register of Deeds of Hall <br />County, Nebraska, as noted in Document No, 0200112654, which Notice fully complied with the <br />requirements of said statute; and <br />WHEREAS, in compliance with Sec. 76 -1008, Statutes of Nebraska, on the 19th day of <br />December, 2001 the Trustee mailed by certified mail, with postage prepaid, a copy of such Notice of <br />Default with the recording date shown thereon, addressed to the following interested parties, to -wit: <br />John Scott Albers <br />2416 W North Front Street <br />Grand Island NE 68803 <br />Lavonne K.
