200201200 <br />. 'Yt►5�. <br />LEASE ��,� <br />This Lease is made and entered into by Clinton E. John, an <br />unmarried man, of Grand Island, Nebraska, LANDLORD, and <br />Clinton W. John of Grand Island, Nebraska, TENANT. LANDLORD <br />AND TENANT, in consideration of their mutual promises and <br />respective benefits and detriments, agree to all of the terms <br />of this Lease. <br />1. LEASE OF PREMISES. LANDLORD leases to TENANT, and TENANT <br />leases from. LANDLORD, the following described real estate <br />situated in Hall County, Nebraska, referred to herein as the <br />"premises" and described as follows: <br />A tract of land comprising a part of the East Half of <br />the Southwest Quarter (E 1/2 SW 1/4), Section Twenty - <br />Four (24), Township Eleven (11) North, Range Ten (10) <br />West, of the 6th P.M., in the City of Grand Island, <br />Hall County, Nebraska, more particularly described as <br />follows: <br />Beginning at the southeast corner of Lot Twelve (12), <br />Rueting's First Subdivision; thence running north along <br />the easterly line of Rueting's First Subdivision on an <br />Assumed Bearing of N 00 degrees 00 minutes 00 seconds <br />E, a distance of Fifteen and Forty -Five Hundredths <br />(15.45) feet, to the ACTUAL point of beginning; thence <br />continuing N 00 degrees 00 minutes 00 seconds E, a <br />distance of Two Hundred Sixteen and Twenty -Eight <br />Hundredths (216.28) feet; thence running N 89 degrees <br />59 feet 12 inches E, a distance of Seventy -Six and <br />Twenty -Four Hundredths (76.24) feet; thence running S <br />01 degree 55 minutes 27 seconds E, a distance of One <br />Hundred Forty -Nine and Forty -Eight Hundredths (149.48) <br />feet; thence running S 87 degrees 13 minutes 21 seconds <br />E, a distance of Eighty -One and Four Tenths (81.40) <br />feet; thence running S 00 degrees 21 feet 00 inches E, <br />a distance of Fifty -Seven and Eighty -Six Hundredths <br />(57.86) feet; thence running S 89 degrees 12 minutes 36 <br />seconds W, a distance of One Hundred Sixty -Three and <br />One Tenth (163.10) feet to the ACTUAL point of <br />beginning and containing 0.502 acres more or less (see <br />attached Access Easement). <br />2. TERM. The term of this Lease is for 100 years commencing <br />July 1, 1992, and terminating June 30, 2092. <br />3. RENT. The rent for the lease term is ONE HUNDRED DOLLARS <br />($100-00) or ONE DOLLAR ($1.00) per year, payable in advance by <br />tenant to LANDLORD, receipt of which is acknowledged. <br />4. USE OF PREMISES. TENANT may use the premises for any <br />lawful business. <br />5. ACCEPTANCE OF PREMISES "AS IS." TENANT has examined the <br />premises and accepts the premises "as is." LANDLORD makes no <br />representations or warranties as to hazardous substances or <br />other environmental conditions of the premises and TENANT <br />accepts the premises subject to whatever conditions are <br />presently on the premises. <br />1, A � <br />
