<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />That Kevin L. Ronne and Patricia D. Ronne, as Trustor, failed to pay to Beneficiary
<br />payments which were contractually due, and the Grantor, at the request of the Beneficiary
<br />elected to declare the entire unpaid principal balance, together with interest thereon at once
<br />immediately due and payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on October 3, 2001,
<br />as Instrument No. 0200110029 of the Miscellaneous Records in the office of the Register of
<br />Deeds of Hall County, Nebraska. A copy of said Notice of Default was thereafter mailed to
<br />all parties entitled to notice, pursuant to said Deed of Trust and in compliance with § 76-
<br />1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on November 9, 2001, as Instrument No.
<br />0200111460 of the Miscelia eus Records in tho cffioc cf the Register of Deeds of :tail
<br />County, Nebraska. A copy of said Notice of the time and place of the sale was thereafter
<br />mailed to all parties entitled to notice pursuant to said Deed of Trust and in compliance with
<br />§ 76 -1008, R.R.S. Nebraska.
<br />5. That Grantor as required by § 76 -1007 published Notice of Trustee's Sale to be held on
<br />December 18, 2001, at 11:00 a.m. at the Hall County Courthouse, 111 West First Street,
<br />Grand Island, Hall County, Nebraska. Said Notice was published in The Grand Island
<br />Independent, a legal newspaper of Grand Island, Hall County, Nebraska, once a week for five
<br />consecutive weeks commencing on November 8, 2001, and ending December 6, 2001. The
<br />last publication notice was at least ten days prior to the Trustee's Sale held on December 18,
<br />2001, and said sale was not later than 30 days after the last publication of notice.
