200300352 <br />3. Any detached garage . or any out - building shall be of the same quality and materials of <br />construction as the outside finish and roof of the residential structure. No buildings shall be <br />constructed of unsightly materials, boxes, or similar lumber. <br />4. All buildings shall be placed back from the center of the front line of the lot the following <br />distances: at least thirty (30) feet or more on all lots, excepting lots fronting on cul -de -sacs the <br />distance shall be twenty -five (25) feet from the font lot line. <br />5. No sod, earth, sand, gravel or trees shall be removed to the injury of the value of or <br />appearance of any lot, and no unused building material, junk or rubbish shall be left exposed on any <br />lot except during actual building operations. No sign of any kind shall be displayed to public view on <br />any lot except one sign of not more than five square feet advertising the property for sale or rent, or <br />signs used by a builder to advertise the property during the construction and sales period, or signs <br />used by the developer to advertise the subdivision. <br />6. No wom out or discarded automobiles, machinery, or parts thereof shall be stored on any lot <br />in the addition, and no portion thereof shall be used for automobiles, junk piles or the storage of any <br />kind of junk or waste material. <br />7. Certain easements are established for installation and maintenance of utilities, such <br />easements being clearly marked on the recorded plot of said subdivision. Service lines for individual <br />residences for all public utility services, which are available to a lot from an underground source shall <br />be kept underground. Exposed aerials of any kind shall not be used, except satellite dishes, not to <br />exceed 18" in diameter. Satellite dishes must be attached to the primary structure. No mercury or <br />Sodium Vapor lights are allowed on any lot. Grand Island, NE installed street lighting is exempted <br />from all lighting restrictions. <br />8. Vehicles. No campers, trailers, motor or mobile homes, boats, recreational vehicles or <br />trucks larger than a three - quarter ton (3/4) pickup truck shall be stored on any lot, driveway, or on the <br />street in front of or on the side of any lot. No campers, trailers, motor or mobile homes, boats, <br />recreational vehicles or trucks shall be left parked on the streets overnight. <br />9. Vegetation. The owner of each lot shall keep the vegetation and grass thereon cut to a <br />height less than eight inches prior to construction, and shall keep the shrubs, vegetation and grass <br />thereon cut to a reasonable height after construction. There shall be no cottonwood trees planted. <br />10. No fences, side, rear or front shall be constructed of barbed wire, woven wire, or creosote <br />treated posts above ground or any unsightly material. On lots 43, 44, 45, 46, 47, 48 and 49 adjacent to <br />Indian Head Golf Course, no buildings of any kind shall be constructed nearer than thirty (30) feet of <br />the fence separating the golf course from the residential property. There shall be no fence of any kind, <br />including vegetation, higher than forty two inches (42) within thirty feet (30) of the golf course. The <br />purpose of this restriction is to ensure property owners of these lots have a reasonably good view of <br />the golf course. Indian Head will construct and maintain a fence between the golf course and the <br />residential property. Property owners in Indian Head Seventh Subdivision do not have any special <br />golf privileges, and they will not use any vehicles, motorized or otherwise on Indian Head Golf <br />Course property. <br />
