0 <br />U <br />TRUSTEE'S DEED <br />KNOW ALL MEN BY THESE PRESENTS: <br />THAT Michael F. Kivett, Attorney at Law duly licensed to practice in the State of Nebraska, <br />Trustee, in the exercise of the power of sale conferred upon him, does hereby execute and deliver this <br />indenture, <br />WITNESSETH THAT: <br />WHEREAS, for a valuable consideration on June 4, 2002, J. Reyes Nuno Lopez, a single person, <br />Trustor, executed and delivered his Deed of Trust to Doug Hand, as Trustee, and American General <br />Finance, Inc., as Beneficiary, conveying the real estate hereinafter described in trust, with power of sale, in <br />accordance with the terms and provisions set forth therein; that said Deed of Trust was thereafter recorded <br />on June 5, 2002 in the office of the Register of Deeds of Hall County, Nebraska as Instrument No. <br />0200206015; and <br />WHEREAS, that on August 23, 2004, American General Finance, Inc., Beneficiary upon the <br />aforementioned Deed of Trust, appointed Michael F. Kivett, Attorney at Law, as Successor Trustee, which <br />Substitution of Trustee was recorded August 30, 2004 as Instrument No. 0200408554, in the Register of <br />Deeds of Hall County, Nebraska. A copy of said Substitution of Trustee was served upon the prior <br />Trustee, Doug Hand, on or about August 26, 2004; and <br />WHEREAS, the Trustor having defaulted in the payment of the indebtedness secured thereby and <br />the Beneficiary having delivered to the Trustee a written declaration of default and having deposited with <br />the Trustee all promissory notes together with Notice of Default; and <br />WHEREAS, in compliance with Sec. 76 -1006, Statutes of Nebraska, on the 30`h day of August, <br />2004, the Trustee filed a Notice of Default in the office of the Register of Deeds of Hall County, <br />Nebraska, as Instrument No. 0200408555, which Notice fully complied with the requirements of said <br />statute; and <br />WHEREAS, in compliance with Sec. 76 -1008, Statutes of Nebraska, on the 8`h day of September, <br />2004 the Trustee mailed by certified mail, with postage prepaid, a copy of such Notice of Default with the <br />recording date shown thereon, addressed to the following interested parties, to -wit: <br />J.
