<br />This instrument, made this /)-day of August, 2004, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor ", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on May 23, 2002 as Instrument No.
<br />0200205559 of the Mortgage Records in the office of the Register of Deeds of Hall County,
<br />Nebraska, and Federal Home Loan Mortgage Corporation, hereinafter called "Grantee ":
<br />WHEREAS, on August 28, 2003, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Lance A. Lambrecht and Danette J.
<br />Lambrecht, husband and wife, Trustors, under that certain Deed of Trust recorded on May 23, 2002
<br />as Instrument No. 0200205559 of the Mortgage Records in the office of the Register of Deeds of
<br />Hall County, Nebraska, covering that certain premises described as:
<br />Part of the Northeast Quarter of the Southeast Quarter (NE1 /4SE1/4) of Section Four (4), Township
<br />Twelve (12) North, Range Eleven (11) West of the 6`h P.M., in Hall County, Nebraska, more
<br />particularly described as follows:
<br />Beginning at the northeast corner of said Northeast Quarter of the Southeast Quarter (NE1 /4SE1 /4);
<br />thence running southerly along the east line of said Northeast Quarter of the Southeast Quarter
<br />(NE1 /4SE1/4), a distance of Five Hundred Fifty (550.0) feet; thence deflecting right 89 026'34" and
<br />running westerly a distance of Eight Hundred Thirty One and Sixty Four Hundredths (831.64) feet;
<br />thence deflecting right 90 033'26" and running northerly a distance of Five Hundred Fifty (550.0) feet,
<br />to a point on the north line of said Northeast Quarter of the Southeast Quarter (NE 1ASE1 /4); thence
<br />deflecting right 89 026'34" and running easterly along the north line of said Northeast Quarter of the
<br />Southeast Quarter (NE1 /4SE1 /4), a distance of Eight Hundred Thirty One and Sixty Four Hundredths
<br />(831.64) feet, to the point of beginning,
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on September 2, 2003 as Instrument No. 0200311593 of the Miscellaneous
<br />Records of said County.
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76 -1008 R.R.S. Nebraska.
<br />Subsequent thereto, beginning on June 30, 2004, Grantor caused to be published in the
<br />Grand Island Daily Independent, a newspaper having a general circulation in Hall County,
<br />Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and stating
<br />that the described property would be sold at public auction to the highest bidder for cash or certified
<br />or cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Strect,
<br />Grand Island, Hall County, Nebraska, at 2:00 p.m. on August 11, 2004. Publication of such notice
<br />was made for five consecutive weeks on June 30, 2004, July 7, 2004, July 14, 2004, July 21, 2004
<br />and July 28, 2004, the last publication being at least ten (10) days but not more than thirty (30) days
<br />prior to the date of sale.
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76 -1008
<br />R.R.S. Nebraska.
