<br />LEGAL DESCRIPTION FOR THE CENTERLINE OF A 30' WIDE RAILROAD EASEMENT

<br />NOTE: THE CENTERLINE OF A 30' WIDE RAILROAD TRACK EASEMENT - NORTH RAILROAD
<br />SIDING TRACK
<br />A tract of land consisting of a Thirty (30.0) foot wide easement which lies Fifteen (15.0) feet either side of the
<br />centerline of an existing railroad track which is located in a part of the Southeast Quarter (SE1 /4) of Section Seven
<br />(7), Township Eleven (11) North, Range Ten (10) West of the 6th P.M., Hall County, Nebraska, the centerline of
<br />said Thirty (30.0) foot wide easement being more particularly described as follows:
<br />First to ascertain the point of beginning, start at the southeast corner of said Southeast Quarter (SE1 /4);
<br />thence running northerly, along and upon the east line of said Southeast Quarter (SE1 /4), a distance of
<br />Seven Hundred Nine and Sixty One Hundredths (709.61) feet; thence deflecting left 89 °53'37 ", more or
<br />less, and running westerly, a distance of Fifty Three (53.0) feet to the ACTUAL point of beginning, said
<br />point also being a point of curvature; thence running westerly along and upon the arc of a curve to the right
<br />whose radius is 404.17 feet, a distance of Seventy Seven and Ninety Eight Hundredths (77.98) feet (long
<br />chord = 77.86', long chord deflecting right 05°31'39" from the previously described course) to a point of
<br />reverse curvature; thence running westerly, along and upon the arc of a curve to the left whose radius is
<br />404.17 feet, a distance of Seventy Seven and Ninety Eight Hundredths (77.98) feet (long chord = 77.86',
<br />long chord deflecting left 00 °00'00 "from the chord of the previously described curve) to a point of
<br />tangency; thence deflecting left 05 °31'39" from the chord of the previously described curve and running
<br />westerly, a distance of One Thousand Four Hundred Thirty One and Eight Hundredths (1,431.08) feet,
<br />more or less, to a point on the west line of a parcel, surveyed and platted by Lee D. Wagner, L. S. No. 557,
<br />dated August 15, 2001 (revised October 5, 2001 and November 28, 2001), and known as
<br />"TRACT NO. 25 ", said point being Seven Hundred Twenty One and Thirty Seven Hundredths (721.37)
<br />feet north of the south line of said Southeast Quarter (SE1 /4) (as measured along and upon the west line of
<br />said "TRACT NO. 25 ").
