Transfer, Inc., a Nebraska <br />corporation ( "Lessee "). <br />A. This Lease is made with reference to certain real property located in Hall <br />County, Nebraska and legally described on Exhibit "A" attached hereto (the "Premises'). <br />B. Lessor is desirous of leasing the Premises to Lessee and Lessee is desirous <br />of leasing the same from Lessor upon the terms and conditions set forth below: <br />NOW, THEREFORE, for valuable consideration Lessor hereby leases the <br />Premises to Lessee and Lessee hereby leases the Premises from Lessor, upon the terms and <br />conditions hereafter provided: <br />1. Term. The term of this Lease shall commence as of the date hereof and shall <br />terminate, unless extended pursuant to Section 3 hereof, on June 30, 2008. <br />2. Rent. In consideration for the foregoing demise, subject to adjustment as <br />hereinafter provided, commencing the first day of the first full month following the date of this <br />Lease the Lessee hereby covenants to perform the agreements hereby imposed, and to pay the <br />Lessor as basic rental for the Premises the sum of Two Thousand Six Hundred Four and 61/100 <br />Dollars ($2,604.61) per month during the term hereof. Within sixty (60) days of the date hereof, <br />an appraisal of the fair market rental value for the Premises for the remaining term of the Lease <br />shall be ordered from Burr & Temkin by Lessee, the cost of which shall be divided equally <br />between Lessor and Lessee, and duplicate originals of such appraisal certified to both Lessor and <br />Lessee shall be delivered to Lessor and Lessee. Following delivery of such appraisal, Lessor and <br />Lessee hereby agree to adjust the rent to be an amount equal to the amount set forth in such <br />appraisal, but in no event less than $2,604.61.
