200401724 <br />AGREEMENT FOR SALE OF REAL ESTATE <br />The undersigned Seller does hereby sell to the undersigned Buyer, the following described real <br />estate for the price and upon the terms and conditions set forth herein: <br />1. The Seller is: Florence Ida Wells, a single person. <br />2. The Buyer is: Russell A. Supencheck, a single person. <br />3. The legal description of the real estate is: <br />Sec' A}}aChe4. <br />4. The purchase price is Thirty Thousand Dollars ($30,000.00) at 2.0% interest. <br />5. The purchase price shall be payable as follows: $650.85 per month, commencing <br />January 1, 2004. Said amount shall be payable in a like amount on the first of every <br />month thereafter until paid in full (See Amortization Schedule Attached). <br />6. Buyer shall be entitled to possession of the property upon the closing of this <br />transaction, and closing shall be on or before January 1, 2004. Closing shall take <br />place at a location agreed upon by the parties. <br />7. Buyer shall procure a title insurance commitment which shall show marketable title <br />to the premises to be vested in the Seller, subject only to easements, and restrictions <br />of record. The cost of the title insurance policy shall be paid by Buyer. <br />8. Any and all real estate taxes and documentary tax owed shall be payable by Buyer. <br />9. Seller covenants that there are no special assessments levied against the premises. <br />10. Upon closing, Seller shall convey the real estate to the Buyer by Warranty Deed, free <br />and clear of all liens (including mortgages) and encumbrances except easements and <br />restrictions of record. <br />11. If a survey of the premises is required by the Buyer, the expense of the survey shall <br />be paid by the Buyer. <br />12. Buyer has inspected the premises and is aware of the condition of the premises. <br />Buyer understands that Buyer is purchasing the property in an "as -is" condition, and <br />that Seller makes no warranties or representations concerning the condition or fitness <br />of the property or its mechanical equipment. <br />
