<br />builder to advertise the property during construction and sales period, or signs by the Declarant
<br />to advertise the Property.
<br />13. No worn out or disregarded automobiles, machinery, or parts thereof, shall be
<br />stored on any Lot and no portion of any Lot shall be used for automobiles, junk piles or the
<br />storage of any kind of discarded items or waste materials.
<br />14. Certain easements are established for installation and maintenance of utilities and
<br />drainage; such easements being clearly marked on the recorded plat of the Property. Utility
<br />service lines shall be kept underground.
<br />15. Exposed antennas or aerials of any kind shall not be used except satellite dishes
<br />which shall not exceed eighteen (18) inches in diameter. Such satellite dishes must not be visible
<br />from the street which the front of the residence faces and must be attached to the residence. No
<br />mercury or sodium vapor lights are allowed on any Lot (lighting installed by an appropriate
<br />governmental authority shall be exempted from this lighting restriction).
<br />16. No campers, trailers, motor or mobile homes, boats, recreational vehicles, busses,
<br />or trucks (except pickup trucks) shall be parked or stored in front of the residence on any Lot,
<br />except for loading and unloading purposes.
<br />17. No fences shall be constructed, on any lot in the subdivision, of barbed wire,
<br />woven wire, creosote -treated posts above ground, chain link, or any other unsightly material;
<br />provided, privacy fences may not exceed six (6) feet in height. All fences must be approved by
<br />the DRC prior to installation.
<br />18. Each Lot owner shall be responsible for implementing and maintaining adequate
<br />erosion control measures on the Lot. The adequacy of erosion control measures on a Lot shall be
<br />subject to continual review during construction until sod or seeding has been established on the
<br />Lot. The Association shall have the right to require any owner of a Lot to maintain silt fences,
<br />straw bales, or other additional measures if soil is observed to be eroding onto abutting Lots, or
<br />into any road ditch.
<br />19. The Association shall have exclusive right to establish grade and slopes for all
<br />Lots and to fix the grade at which any building or other improvement shall be placed or
<br />constructed upon any Lot. Once such grades, slopes, and/or contours have been established by
<br />the Association, they shall not be changed in connection with the construction of any buildings
<br />or other improvement on a Lot without written permission from the Association, but in no event
<br />will such Lot be graded or sloped to change the flow of surface water or from adjoining Lots.
<br />20. Any solar panels or other supplementary or auxiliary energy saving type of device
<br />placed on any residence constructed on any Lot shall be mounted flush with the roof of such
<br />residence, and shall not be located along any exterior wall of such residence nor in any yard area
<br />of any Lot. Provided, however, that no solar panels or other supplementary or auxiliary energy
<br />saving type of device shall be place on any single-family residence constructed on any Lot
<br />without the prior written approval of the Association.
<br />21. No Lot, or improvement located thereon, shall be rented or leased under any
<br />circumstances for any term, including but not limited to short-term rentals through platforms
<br />such as Airbnb or Vrbo, month -to -month leases, or longer -term leases.
<br />22. All improvements on any Lot, including but not limited to dwellings, garages, and
<br />outbuildings, shall be constructed in such a manner that the lowest floor elevation is a minimum
<br />of one foot above the elevation of the 100-year flood as determined by the building permit
<br />received by the Owner from the County Building Department. No basement shall be constructed
<br />in connection with any such improvement unless such basement is floodproofed and certified as
<br />such by a qualified engineer or architect.
<br />C. Architectural Control
<br />1. As used in this Article IV(C.), "Construction" means any devegetation,
<br />excavation, or grading work or the construction, erection, or installation of an Improvement on a
<br />Lot; and "Modification" means an addition, alteration, repair, change, or other work that in any
<br />way alters the exterior appearance of any Improvement located on a Lot. No Construction or
