<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about March 15, 2006 by
<br />FRANCISCO GARCIA, a single person, Trustor, in favor of WELLS FARGO BANK,
<br />NATIONAL ASSOCIATION, as Beneficiary, and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION as Trustee, and which was filed for record on March 17, 2006 as
<br />Instrument No. 200602366 in the office of the Register of Deeds for Hall County, Nebraska. Said
<br />Deed of Trust was assigned by the original Beneficiary to U.S. BANK NATIONAL
<br />ASSOCIATION by virtue of an Assignment filed for record March 17, 2006, as Instrument No.
<br />200602367 in the office of the Register of Deeds for Hall County, Nebraska. GREGORY L.
<br />GALLES was named as Successor Trustee by virtue of a Substitution of Trustee filed for record
<br />on May 16, 2025 as Instrument No. 202502610 in the office of the Register of Deeds of Hall
<br />County, Nebraska. GREGORY L. GALLES, Successor Trustee and Grantor, in consideration
<br />of the sum of One -Hundred Eleven Thousand and 00/100 Dollars ($111,000.00) and other good
<br />and valuable consideration received from does hereby grant, bargain, sell, convey and confirm
<br />unto MIDWEST PREMIER INVESTMENTS, LLC (hereinafter "Grantees" where
<br />appropriate), the following -described real property in Hall County, Nebraska, to wit:
<br />LOT TEN (10), IN BLOCK EIGHT (8), IN WALLICH'S ADDITION TO THE CITY OF
<br />GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />to have and to hold the above -described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns
<br />forever. Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That FRANCISCO GARCIA, a single person, as Trustor, failed to pay to Beneficiary
<br />payments which were contractually due, and the Grantor, at the request of the Beneficiary,
<br />elected to declare the entire unpaid principal balance, together with interest thereon at once
<br />immediately due and payable.
<br />2. That a Notice of Default as required by §76-1006 was filed by Grantor on May 19, 2025,
<br />as Instrument No. 202502631 in the office of the Register of Deeds of Hall County,
<br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to
<br />notice, pursuant to said Deed of Trust and in compliance with §76-1008, R.R.S. Nebraska.
<br />3. That the Trustor failed to cure the default referenced in the Notice of Default within 30
<br />days after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was prepared by Grantor on June 24, 2025 and mailed to
<br />all parties entitled to notice pursuant to said Deed of Trust in compliance with §76-1008,
<br />R.R.S. Nebraska. Said Notice of Sale was recorded June 24, 2025, as Instrument No.
<br />202503402 in the office of the Register of Deeds of Hall County, Nebraska.
<br />5. That Grantor as required by §76-1007 published a Notice of Trustee's Sale to be held on
<br />August 27, 2025, at 11:00 a.m. in the lower lobby of the Hall County Courthouse, 111 West
