Termination. <br />Except as otherwise provided, owners holding eighty percent (80%) or more of <br />the suites of the Windsor Square Condominium„ shall have the right to terminate <br />Windsor Square Condominium , subject to the conditions of Section 76-812 of the <br />Condominium Act. <br />Section 2. RECORDS <br />Section 1. Records and Audit. <br />The Board of Administrators or the managing agent shall keep detailed records of <br />the actions of the Board of Administrators and the managing agent, minutes of the <br />meetings of the Board of Administrators, minutes of the meetings of the Association, and <br />financial records and books of account of the Corporation and Windsor Square <br />Condominium, including a chronological listing of receipts and expenditures, as well as a <br />separate account for each suite or garage, among other things, shall contain the amount of <br />each assessment of common charges against such suite or garage, the date when due, the <br />amounts paid thereon, and the balance remaining unpaid. A written report summarizing <br />all receipts and expenditures of the Corporation and Windsor Square Condominium shall <br />be rendered by the Board of Administrators to all suite or garage owners at least semi-. <br />annually. In addition, :.a annual report of the receipts and expenditures of the <br />Corporation and Windsor Square Condominium, certified by an independent account, <br />shall be rendered by the Board of Administrators to all suite or garage owners and to all <br />mortgagees of suites or garages who have requested the same, promptly after the end of <br />each fiscal year. <br />ARTICLE XIII. MISCELLANEOUS <br />Section 1. Notices. <br />All notices hereunder shall be sent by registered or certified mail to the Board of <br />Administrators c/o the Managing Agent, or if there is no Managing Agent, to the office of <br />22 <br />
