202500670 <br />Every such description shall be good and sufficient for all purposes to sell, lease, <br />convey, transfer, encumber, or otherwise affect the Unit and all other appurtenant <br />properties and property rights, and incorporate all of the rights and burdens incident <br />to ownership of a Unit and all of the limitations thereon as described in this <br />Declaration and the Plat or Plans. Each such description shall be construed to <br />include exclusive use of the Limited Common Elements appurtenant to said Unit, <br />and non-exclusive use of all of the general Common Elements. <br />2) Declarant's Right To Create Additional Units. Declarant may divide Units 102 <br />and 201 into additional Units upon notice to the remaining Unit Owners. <br />3) Expansion of Condominium. The Unit Owners may expand the Condominium to <br />include additional property or buildings, and may merge or consolidate with an <br />adjoining condominium regime only upon the written consent of all Unit Owners. <br />4) Notices. Notice of matters affecting the Condominium may be given to Unit <br />Owners by the Association or by other Unit Owners in accordance with the <br />Association Bylaws. <br />ARTICLE 4 <br />MEMBERSHIP, VOTING RIGHTS AND ALLOCATIONS <br />1) Membership. Every owner of any Unit shall be a Member of the Association, <br />excluding Persons who hold only a Security Interest. Membership shall be <br />appurtenant to and may not be separated from ownership of any Unit. Ownership <br />of such Unit shall be the sole qualification for membership. When more than one <br />(1) Person holds an ownership interest in any Unit, all such Persons shall be <br />Members; however, the vote for such Unit shall be exercised as they among <br />themselves determine but in no event shall more than one (1) vote be cast with <br />respect to any Unit. <br />2) Allocated Interests. Each Unit Owner shall be entitled to one (1) vote for each Unit <br />owned with respect to all matters before the Association. In the event Unit 102 is <br />divided into one or more additional Units, each such additional Unit shall also be <br />entitled to one (1) vote. In the event that Units 102 or 201 are further divided into <br />additional units, such new unit shall be entitled to one (1) vote.. The business and affairs of the Condominium shall be <br />managed by the Board of Directors. The administration of the Condominium shall <br />be governed by the Documents and the Act. The Board of Directors shall have all <br />of the powers, authority and duties permitted pursuant to the Documents and the <br />Act which are necessary and proper to manage the business and affairs of the <br />Condominium. <br />Membership.
