202500471 <br />(g) <br />be allowed on the condominium property except for designated areas not <br />exceeding eighty (80) square feet parcels and located within twenty (20) feet of <br />the outside perimeter of the condominium property. All gardens are to be well <br />maintained and shall be kept free of weeds at all times. Lawns shall be watered <br />on a regular basis, to prevent yards from going dormant during the months of <br />April, May, June, July, August and September. The Association may establish <br />from time -to -time rules and regulations regarding gardens and other uses and <br />practices of owners, guests, and residents of the Suites. <br />No animals of any kind shall be kept in the Suite for commercial purposes. <br />Household pets in the Suite will be subject to regulation, restriction, exclusion <br />and special assessment as may be determined by the Association from time to <br />time, including removal of any pet which becomes an annoyance to other Suite <br />owners. Currently, only one (1) cat or one (1) dog, not to exceed forty (40) <br />pounds is permitted in any Suite. No permanent outside animal, such as a watch <br />dog, nor livestock animals, including but not limited to chickens, shall be kept in <br />or around any Suite. Each Suite owner shall indemnify the Association, all other <br />Suite owners, and the Declarant against any and all liability arising from <br />maintaining a pet. Awnings, sunscreens, outside television or other antennas, <br />satellite dishes, storage or parking of boats, camps, trailers, motor homes, <br />equipment, machinery, or similar items shall all be subject to regulation, <br />restriction, exclusion and special assessment by the Association. Individual <br />garbage cans or trash receptacles are to be permitted outside only in areas <br />designed therefore by the Association. Outside wood piles and free standing <br />clothes hanging racks will be subject to regulation, restriction, exclusion and <br />special assessment of the Association. Outside use of barbecue grills will be <br />subject to regulation, restriction or exclusion by the Association. No outbuildings <br />or other structures may be erected on the condominium property without the <br />approval of the Association. No playground equipment may be erected on the <br />condominium property. Chain link fences, clothes lines, dog kennels, hen houses <br />and dog runs are strictly prohibited. No signage, including but not limited to <br />political signage, shall be permitted, on or about any Suite or in any Common <br />Area, except that temporary signage indicating that a Suite is for sale shall be <br />permissible. <br />(h) This condominium may be terminated or waived by written agreement of 100% <br />of the Suite owners or more with the consent of all lien holders of record; which <br />agreement shall be acknowledged and recorded in the office of the Register of <br />Deeds of Hall County, Nebraska, and termination shall be effective as of the <br />recording date. The termination agreement may specify that all or part of the <br />Suites and common areas be sold following termination. If the real estate <br />constituting the condominium is not sold following termination, the Suite <br />owners shall become tenants in common and while the tenancy in common <br />exists, each Suite owner and his or her successors in interest shall have an <br />
