If any owner fails to repair, maintain or replace <br />the exterior portions of his or her suite as set forth in this Master Deed <br />and the Bylaws, the Association may perform such work, invoice the <br />owner therefor and secure and enforce a claim and lien therefor against <br />the owner and his or her Suite in like manner as a delinquent assessment <br />for common element expense. <br />(2) To maintain and repair or replace as necessary all utilities within that <br />owner's Suite and any damage to the common utilities caused by use <br />within that Suite. <br />(3) <br />To refrain from painting, decorating or changing the appearance of any <br />portion of the exterior of the Suite unless approved by the Association in <br />writing. For the avoidance of doubt, the color of paint for any structure or <br />door must be approved by the Association in writing. <br />(4) To properly report to the Association any defect or need for repairs <br />which are the responsibility of the Association. <br />(e) Each Suite shall be used and occupied only by one family, its invitees and guests <br />and be used for residential purposes only. No Suite may be subdivided into a <br />smaller Suite nor any portion thereof sold or transferred without first amending <br />this Amendment and obtaining the written consent of the Association setting <br />forth the change in the Suite to be subdivided. No Suite shall be utilized for the <br />operation of any commercial enterprises or other business which necessitates <br />customers or employees visiting the Suite. No Suite shall be utilized as a short- <br />term or long-term rental unit, nor utilized as part of a home exchange, trade or <br />swap of any duration and must be owner occupied. <br />(f) <br />No practice or use shall be permitted on the condominium property or in any <br />Suite which shall be an annoyance or nuisance to other owners or residents, and <br />which shall interfere with their peaceful use and enjoyment of their Suite. All <br />portions of the condominium and of each Suite shall be kept clean, safe and <br />sanitary and no use thereof shall be made which constitutes a violation of any <br />laws, zoning ordinances, governmental regulations, or regulations of the <br />Association. No owner shall construct any improvements which impair the view <br />of, or otherwise touch a neighboring Suite. Trash, ashes, or any refuse, including <br />but not limited to lawn clippings, flower garden waste, tree trimmings and <br />branches, and bush trimmings, shall not be dumped or otherwise stored on any <br />of the common areas, whether or not maintained. No one shall fix or repair <br />vehicles on the condominium property except minor routine repair of vehicles <br />owned by the Suite owners, with said repair being completed within forty-eight <br />(48) hours of commencement. Garage doors shall remain closed at all times, <br />except for the time vehicles exit or enter said garage. No vegetable gardens shall <br />
