202500366 <br />c) "Assessments" means all Common Expense Assessments, Special <br />Assessments, Individual Assessments, and Fines levied by the <br />Association through its Board of Directors pursuant to the Documents. <br />d) "Association" means GRAND ISLAND MEDICAL PARK <br />PROFESSIONAL BUILDING CONDOMINIUM ASSOCIATION, a <br />Nebraska nonprofit corporation, its successors and assigns organized and <br />existing under §76-859 of the Act. <br />e) "Board of Directors" means the board of directors of the Association. <br />0 "Bylaws" means the bylaws of the Association, including amendments <br />thereto. <br />g) "Capital Improvements" means the construction, erection or installation <br />of substantial structure(s) or other substantial improvement(s) in the <br />Condominium. <br />h) "Common Elements" means the areas designated as such on the Plats <br />and Plans which are all portions of the Condominium other than the <br />Units or Limited Common Elements. <br />i) "Common Expense Assessments" means all Assessments for Common <br />Expenses. <br />j) "Common Expense Liability" means the liability for Common Expenses <br />allocated to each Unit under §76-844 of the Act. <br />k) "Common Expenses" means expenditures made or financial liabilities <br />incurred by or on behalf of the Association, together with any allocations <br />to reserves as set forth in Article 8 hereafter. <br />1) "Condominium" means the entire condominium project including all <br />buildings, land, and other improvements upon the Property as set forth <br />in this Declaration as a part of the condominium regime. <br />m) "Declarant" means MCGOWAN INVESTMENTS, LLC, a Nebraska <br />Limited Liability Company. <br />n) "Declaration" means this Declaration, including any amendments hereto <br />and also including, but not limited to Plats or Plans of the Property <br />recorded in the office of the Register of Deeds of Hall County, Nebraska. <br />o) "Director" means a director of the Association. <br />p) "Documents" means this Declaration, the Plats and Plans as recorded <br />and filed, the Bylaws, and the Rules and Regulations as they may be <br />amended from time to time together with any exhibit, schedule or <br />certificate accompanying such Documents. <br />2 <br />
