<br /> or affixe�i,p,y�e►�ant on, about or from any part of the Leased Premises without the prior written consent of �
<br /> La�cd or�tiernrise granted under this Lease. If Landlord shall have given such consent at the time,
<br /> whether before or after the execution of the Lease, such consent shall in no way operate as a waiver or
<br /> C7 release of any of the provision hereof or of the Lease, and shall be deemed to relate only to the particular
<br /> sign, advertisement or notice so consented to by Landlord and shall not be construed as dispensing with
<br /> the necessity of obtaining the specific written consent of Landlord with respect to each and every such
<br /> � sign, advertisement or notice other than the particular sign, advertisement or notice, as the case may be,
<br /> � so consented to by Landlord. In the event of the violation of the foregoing by Tenant, Landlord may
<br /> � remove or stop same without any liability,and may charge the expense incurred in such removal or
<br /> � stopping to the Tenant.

<br /> 12. Defacement of the Leased Premises. Tenant shall not mark, paint, drill into, or in any way
<br /> deface any part of the Leased Premises. No boring,cutting, stringing of wires shall be permitted, except
<br /> with the prior written consent of Landlord as Landlord may direct.
<br /> 13. Cookin4 on Leased Premises. No cooking shall be permitted byTenant on the Leased
<br /> Premises, except that the preparation of coffee,tea, hot chocolate and similar items for the convenience
<br /> of Tenant's employees and customers shall be permitted on the Leased Premises without Landlord's prior
<br /> written consent unless in connection with a grand opening and other Leased Pcemises promotions.
<br /> 14. Animals and Pets. No animals, tivestocic or poultry of any kind shall be raised,bred or
<br /> kept on any part of the Leased Premises. .
<br /> • 15. SiQns and Business Activities. No advertising signs, (except as is specifically permitted
<br /> by Landlord), billboards, unsightfy objects, or nuisances shall be erected, placed or permitted to remain on
<br /> the Property, nor shall the Properry be used in any way or for any purpose which may endanger the health
<br /> or unreasonably disturb the lesses of any unit; nor shall any advertising be used which, in the Landlord's
<br /> opinion tends to impair the reputation of the Leased Premises or its desirability. Upon written notice from
<br /> Landlord;Tenant shall refrain from or discontinue such advertising. However,the foregoing covenants
<br /> shall not apply to the business activities, signs and billboards of the Landlord, its agent or assign during
<br />� the Period of Development
<br /> 16. Disturbinct Noise. Tenant shall not make,or permit to be made, any unsesmly or
<br /> disturbing noises,or disturb or interfere with neighbors,whether by the use of any musical instrument,
<br /> radio, phonograph, unusual noise, or in any other way. Tenant shall not throw anything out of doors,
<br /> windows or skylights.
<br /> 17. Exalosives. Neither Tenant,subtenant o�assignee nor any of their servants, employees,
<br /> _ agerrts, visitors or iicensees shaii at any time bring or keep upon the Leased Pr�mises any infiammable,
<br /> combustible or explosive fluid,chemical or substance,except for those substances used in the normal
<br /> course of business.
<br /> 18. Visitors. Tenarrt shall be responsible for all visiting persons and shall be liable to the
<br /> Landlord for all acts of such persons. In case of an invasion,.mob riot, public excitement or other
<br /> circumstanc8s rendering such action advisable in Landlord's opinion, Landlord reserves the right without
<br /> any abatement of rent to require ail persons to vacate the Leased Premises and to prevsnt access to the
<br /> Leased Premises during the continuanc�of the same for the safety of the Tenant and the protection of the
<br /> Leased Premises.
<br /> 19. Janitorial Senrices. Tenant shall be responsible for all persons employed by Tenarrt to do
<br /> janit�rial�Arvices shall,while an the Prop�sty and�utside�#the Leased Pr�mises.
