All suites or units contemplated on the property shall be,and the <br /> same hereby are, restricted exclusively to commercial use. No structures of a temporary character,trailer, <br /> tent, shack, carport, boat, garage, bam, or other similar vehicle or structure shali be kept on any portion of � <br /> the Property-outside a unit at anytime. '�' <br /> 2. Hours of Operation. Tenant shall not during the term of this Lease,vacate nor abandon <br /> the Leased Premises or cease to conduct its business operations as required by this Lease. Tenant shall <br /> operate its business from the Leased Premises continuously as provided of this Lease. <br /> 3. Authorized Service Areas. All repair and service wo�lc performed by the Tenant shall be <br /> perfoRned inside the Tenant's Leased Premises and not on the parking area of the Leased Premises, <br /> provided however that initia{ inspections may be conducted outside the Leased Premises. <br /> 4. Containment and Disaosal of Bv-Products of Service/Reoair Worlc. Every effort shall be <br /> made by Tenant to insure that by-products of service and repair worlc such as, but not limited to,tires,oils, <br /> greases, ant'rfreeze, additives, compounds and lubricants are contained in TenanYs Leased Premises and <br /> disposed of in an authorized manner as determined by the Landlorci, and local laws and ordinances. <br /> . 5. Storaae of Re�oair Vehicles. All vehicles requiring ovemight storage must be housed in <br /> the TenanYs Leased Premises or other pre-authorized storage area as determined by Landlorcl. <br /> 6. Clean-Uo Resoonsibiiitv for Soills.W recicaae. Debris. etc. Responsibility far clean-up of <br /> spills,wreckage, debris,and other such mishaps occurring during the course of normal operations shall <br /> be the Tenant's. The Tenant shall make every effort to ciean up and retum to normal the areas affected. <br /> 7. Wrecker Servics. Tenants who require the use of wrecker services or who provide <br /> wrecker service shall be required to drop off towed vehicles in designated drop areas as provided for by <br /> the Landlord. <br /> 8. Construction Durina Period of Develooment. Notwithstanding any provisions herein to the <br /> contrary, it shall be exp�essl�permissibie for the Landlord or the builder of said property to maintain, <br /> � during the Period of Development, upon such portion of the Leased Premises as the Landlord may deem <br /> necsssary, such facilities as in the sole opinion of the Landlord may be reasonably required,convenient or <br /> � incidc�r�ta1 tv tf-�e con$iruciiori and i�aasiny�f�ai�i units, inciuciing, out withc�ut iimitatinn,a ousiness o`rfice, <br /> storage area,construction yards,sign, model uniis and leasing office. <br /> 9. Sidewalks. EntrancQS. Courts of the Leased Premises. The sidewalks,•entrances,courts <br /> of the Leased Premises shall not be obstrucied or used for any purpose other than ingress and egress. <br /> Nothing herein contained shall be construed to prevent such access to persans with whom Tenant <br /> normally deals only for the purpose of conducting its business on the Leased Premises (such as clients, <br /> customers, offic�suppliers and equipment vendors,and the like) unless such persons are engaged in <br /> illegal activities. <br /> 10. Awninas or Other Proiections. No awnings or other projections shall be attached to the <br /> outside wails of the Leased Premises without prior approval of the Landlord. No curtains,blinds, shades <br /> or screens shall be attached to or hung in,or used in connection with, any window or door s�f the Leased <br /> Premises without prior approval of Landlord. Neither the interior nor the exterior of any windows shall be <br /> coated ar otherwise screened. <br />
