All suites or units contemplated on the property shall be,and the same hereby are, restricted exclusively to commercial use. No structures of a temporary character,trailer, tent, shack, carport, boat, garage, bam, or other similar vehicle or structure shali be kept on any portion of � the Property-outside a unit at anytime. '�' 2. Hours of Operation. Tenant shall not during the term of this Lease,vacate nor abandon the Leased Premises or cease to conduct its business operations as required by this Lease. Tenant shall operate its business from the Leased Premises continuously as provided of this Lease. 3. Authorized Service Areas. All repair and service wo�lc performed by the Tenant shall be perfoRned inside the Tenant's Leased Premises and not on the parking area of the Leased Premises, provided however that initia{ inspections may be conducted outside the Leased Premises. 4. Containment and Disaosal of Bv-Products of Service/Reoair Worlc. Every effort shall be made by Tenant to insure that by-products of service and repair worlc such as, but not limited to,tires,oils, greases, ant'rfreeze, additives, compounds and lubricants are contained in TenanYs Leased Premises and disposed of in an authorized manner as determined by the Landlorci, and local laws and ordinances. . 5. Storaae of Re�oair Vehicles. All vehicles requiring ovemight storage must be housed in the TenanYs Leased Premises or other pre-authorized storage area as determined by Landlorcl. 6. Clean-Uo Resoonsibiiitv for Soills.W recicaae. Debris. etc. Responsibility far clean-up of spills,wreckage, debris,and other such mishaps occurring during the course of normal operations shall be the Tenant's. The Tenant shall make every effort to ciean up and retum to normal the areas affected. 7. Wrecker Servics. Tenants who require the use of wrecker services or who provide wrecker service shall be required to drop off towed vehicles in designated drop areas as provided for by the Landlord. 8. Construction Durina Period of Develooment. Notwithstanding any provisions herein to the contrary, it shall be exp�essl�permissibie for the Landlord or the builder of said property to maintain, � during the Period of Development, upon such portion of the Leased Premises as the Landlord may deem necsssary, such facilities as in the sole opinion of the Landlord may be reasonably required,convenient or � incidc�r�ta1 tv tf-�e con$iruciiori and i�aasiny�f�ai�i units, inciuciing, out withc�ut iimitatinn,a ousiness o`rfice, storage area,construction yards,sign, model uniis and leasing office. 9. Sidewalks. EntrancQS. Courts of the Leased Premises. The sidewalks,•entrances,courts of the Leased Premises shall not be obstrucied or used for any purpose other than ingress and egress. Nothing herein contained shall be construed to prevent such access to persans with whom Tenant normally deals only for the purpose of conducting its business on the Leased Premises (such as clients, customers, offic�suppliers and equipment vendors,and the like) unless such persons are engaged in illegal activities. 10. Awninas or Other Proiections. No awnings or other projections shall be attached to the outside wails of the Leased Premises without prior approval of the Landlord. No curtains,blinds, shades or screens shall be attached to or hung in,or used in connection with, any window or door s�f the Leased Premises without prior approval of Landlord. Neither the interior nor the exterior of any windows shall be coated ar otherwise screened.
