<br /> 19. Default and Remedies. If any part of the rent provided to be paid herein is not paid when due, �'�� '' �
<br /> the Landlord shall serve notice upon Tenant and allow five (5) days for the defauft to be corrected,or if �
<br /> any default is made in any of the agreements by the Tenant contained herein, it shail be lawful for the �
<br /> Landlord to declare the term ended, and to enter into the Leased Premises,either with or without legal ' �
<br /> process,and to remove the Tenant or any other person occupying the Leased Premises, using such force , ,�
<br /> as may be necessary,without being liable to prosecution, or for damages therefor, and to repossess the �
<br /> Leased Premises free and clear of any rights of the Tenant. Landlord may also seek damages based on
<br /> such default. If, at any time,this Lease is terminated under this Section 18,the Tenant agrees to .
<br /> peacefully surrender the Leased Premises to the Landlord immediately upon termination,and if the
<br /> Tenant remains in possession of the Leased Premises,the Tenant shall be deemed guilty of forcible entry
<br /> and detainer of the Leased Premises,and,waiving notice, shall be subject to forcible eviction with or
<br /> without p�ocess of law.

<br /> 20. NoticES. All notic2s,statements,demands, requests,conserrts, approvals, autharizations, offers,
<br /> agreements, appointments or designations under this Lease by either party to the other shall be in writing
<br /> and shall be sufficiently given and served upon the other party if sent by certified mail, retum receipt
<br /> requested, postage prepaid, addressed to ti�e approp�ate party as set fo�th in the header of this Lease, or,
<br /> in the case of notice to Tenant,addressed to Tenant at the Leased Premises.
<br /> 21 Remedies Cumulative. All the rights and remedies herein given to the Landlord for the recovery
<br /> of the Leased Premisas because of the default by the Tenarrt in the payment of any sums which may be
<br /> payable pursuant to the terms of this Lease,or upon the breach of any of the terms thereof,or the right to
<br /> re-enter and take possession of the Leased Premises upon the happening of any of the defaults or
<br /> breaches of any of said covenants,or the right to mairrtain any action fo�rerrt or damages and all other
<br /> rights and remedies alloweci at law or in equity,are nereby reserve� and conferred upon the Landlord as
<br /> distinct, separate and cumulative remedies, and no one of them,whether exercised by the Landlord or
<br /> not, shall be deemed to be in exclusian of any of the others.
<br /> 22. Rules a�d Reauiatio�s. Tenant cavenants and agress to abide by and observe all reasonable
<br /> rules and regulations established by Landlord with respect to operations at the Leased Premises
<br /> contained on Exhibit C attached hereto and all of which are incorporated herein by reference. Any breach
<br /> of such rules and regulations shall be determined a breach of a material provision of this Lease and shall
<br /> afford Landlord all of its remedies as set forth herein.
