200011130 <br />Subsections (a), (b) and (c) hereof in an amount equal to not less than all expenditures of the <br />Premises accruing during a period equal to the greater of twelve (12) months of such other time <br />period as may reasonably be anticipated for restoration of the Premises, including, but not limited <br />to, all debt service payments, real estate taxes and special assessments, Insurance Premiums and <br />other operating expenses of the Premises; <br />(e) Comprehensive General Public Liability Insurance covering the legal <br />liability of Borrower against claims for bodily injury, death or property damage occurring on, <br />in or about the Premises in an amount not less than Two Million and No/ 100 Dollars <br />($2,000,000.00) combined 7 single limit insurance; and <br />(f) Builder's Risk Insurance and Worker's Compensation Insurance <br />during the making of any alterations or improvements to the Premises; and <br />(g) Such other forms of insurance as American Family may require or <br />as may be required by law. <br />All insurance policies required hereby shall be written on forms and with insurance <br />companies satisfactory to American Family, shall name as the insured parties Borrower and <br />American Family as their interests may appear, and shall contain no exclusions which are <br />unacceptable to American Family. American Family acknowledges that Borrower's policy may <br />have a deductible of One Hundred Thousand Dollars ($100,000.00). Such insurance <br />documentation shall include an absolute and unconditional agreement by the insurer(s) to provide <br />thirty (30) days prior written notice to Director, Alternative Investments, American Family Life <br />Insurance Company, 6000 American Parkway, Madison, WI 53783, of any cancellation, <br />termination or amendment of any such policy. All such property and liability insurance policies <br />shall be in amounts sufficient to prevent Borrower from becoming a co- insurer of any loss <br />thereunder and shall bear a satisfactory mortgagee clause in favor of American Family with <br />proceeds under any such policies made payable to American Family. American Family makes <br />no representations that the insurance requirements hereof are adequate protection for a prudent <br />mortgagor. <br />Borrower shall provide American Family with such engineering data as American <br />Family may require regarding the risk of earthquake or sinkhole damage to the Premises. If <br />American Family shall determine in its sole opinion that there is a material earthquake or sinkhole <br />risk, or if insurance against earthquake or sinkhole risk is or becomes required by law, Borrower <br />will provide earthquake or sinkhole insurance. <br />During the term of the Loan, Borrower shall provide American Family with the <br />original of all required insurance policies together with evidence of the payment of current <br />Insurance Premiums therefor. Borrower shall, within ten (10) days prior to the expiration of <br />any policy, deliver a complete original or duplicate copy of the replacement policy, or a certificate <br />00 <br />
