200011180 <br />(d) Lnpositions or Insurance Premiums on the Real Estate; and <br />(e) accrued Impositions, whether or not yet payable; and <br />(f) payment of all dues and charges levied or assessed at any time <br />payable to an owners' association or similar organization; and <br />(g) all damages, liabilities, costs, fees, commissions and expenses <br />referred to in and indemnified by any indemnification agreements which are part of the Loan <br />Documents or Leases; and <br />(h) satisfaction of Liens not approved in writing by American Family, <br />whether or not prior to the Trust Deed; and <br />(i) all reasonable legal expenses, attorneys' and paralegals' fees, and <br />costs, including any post judgment legal fees and expenses; and <br />0) surveys, architectural or engineering reports; Disabilities <br />Regulations compliance evaluations; appraisals; environmental tests, reports and analyses; title <br />reports; and <br />(k) reasonable maintenance expenses; and <br />(1) replacement cost, including installation expense, of any fixtures, <br />equipment or personal property encumbered by the Loan Documents which are removed from <br />the Real Estate and not replaced by like items of equal or greater value, except as permitted in <br />the Loan Documents; and <br />(m) protection of American Family's rights and interest in the Real <br />Estate; or in the cure of any default or delinquency by Borrower or Guarantor under the Loan <br />Documents or any Leases; or satisfaction of any of Borrower's or Guarantor's obligations under <br />the Loan Documents or any Leases, including return of security deposits to Tenants unless <br />previously delivered by Borrower to American Family; and <br />(n) foreclosure or bankruptcy proceedings pertaining to Borrower, <br />Guarantor or the Real Estate, or any liquidation of the Real Estate, or a judgment of <br />foreclosure or deficiency judgment, or collection of any such judgment, or any other judicial or <br />administrative proceeding or exercise of power of sale whether incurred prior to or after any such <br />proceedings; and <br />(o) all taxes and fees required to be paid to any government authority <br />for the transfer of title or recording of documents. <br />9 <br />
