202302402 <br />Section 3. Fences, etc. No fences or enclosures of any type or nature whatsoever shall <br />ever be constructed, erected, placed, or maintained on or about any building site within the properties, <br />except such fences or enclosures as may be authorized by the Architectural Committee. No truck, <br />trailer, boat, motor home, camper, equipment, or machinery or cars not in daily use shall ever be <br />parked, located, or otherwise maintained on any properties. Automobiles shall be parked only in <br />designated parking areas as published by the Committee in its Rules and Regulations. No clothes <br />lines or clothes hangers may be constructed or used unless completely concealed within enclosed <br />patio areas. <br />Section 4. Livestock and Poultry Prohibited. No animals, livestock, or poultry of any <br />kind shall be raised or kept on any property governed by the Regime I Declaration or the Regime II <br />Declaration. <br />Section 5. The Association is responsible for replacing any dead or damaged shrubs or <br />trees on their property. Any and all additional landscaping improvements desired by an Owner shall <br />be approved by the Architectural committee in accordance with the approval processes specified in <br />the Covenants. The association is responsible for the elimination of weeds and debris, including in <br />rock areas. <br />Section 6. Each Townhome shall be used and occupied only by one family and guests as <br />a residence and for no other purpose. No Townhome can be subdivided into smaller units. No <br />Townhome shall be leased or otherwise rented to a tenant or lessee. <br />Section 7. Garage doors and mailbox doors are to be kept closed except when in use. <br />Section 8. No playground equipment or day -after -day activities or social functions are to <br />be held on the common ground unless approved by the Board of Directors. <br />Section 9. Garbage cans, toys, hoses, unused building materials, junk, rubbish, discarded <br />automobiles, machinery, or any nuisances are not to be left on driveways or lawn and must be placed <br />in properly designated bins. Owners may separately contract for recycling removal at Owners' <br />expense. <br />Section 10. Noxious Activity. No noxious or offensive activity shall be carried on the <br />properties, nor shall any trash, ashes, or other refuse be thrown, placed, or dumped upon any vacant <br />building site, nor shall anything ever be done which may be or become an annoyance or nuisance to <br />the neighborhood. No Owner shall partake in any activity, or operate any equipment, speakers, <br />instruments, or place any decorative objects within or adjacent to their Villa which shall cause an <br />audible noise in any other Villa. <br />Section 11. Billboards Prohibited. The construction, placing, or maintenance of <br />billboards, signs, advertising boards, or structures except "for sale" signs on any building site in the <br />properties is expressly prohibited. <br />Section 12. Out Building Prohibited. No outbuilding or other attached structure <br />appurtenant to a residence may be erected on any of the building sites hereby restricted without the <br />consent in writing of the Committee. <br />Section 13. Temporary Structure. No trailer, basement, tent, shack, garage, barn, or other <br />outbuilding shall at any time be used for human habitation, temporarily or permanently, nor shall any <br />structure of a temporary character be used for human habitation. <br />Section 14. Pets. Household pets withing the Condominium will be subject to regulation, <br />restriction, exclusion, and special assessment as may be determined by the Association from time -to - <br />time. No Owner may possess more than two (2) domestic animals at any time. No domestic dogs shall <br />be allowed which exceed forty (40) pounds in weight. No Rottweilers, American Pit Bull, American <br />Staffordshire Terrier, American Bulldog, Staffordshire Bull Terrier, or any dog mixed with the <br />aforesaid breads, shall be permitted. House pets are to be confined to the Owner's immediate property. <br />Pets should be leashed, chained, or tended to at all times. Droppings or other animal waste shall be <br />picked up by the Owner and properly disposed of. No fenced or walled areas for pets shall be allowed <br />4 <br />
