202300565 <br />6. All construction and building activity shall be performed in compliance with all <br />applicable building codes and ordinances of the City of Grand Island, Nebraska. <br />7. No sign of any kind shall be erected, placed or displayed on the Lot to advertise <br />or promote any commercial activity or business. <br />8. No worn out or discarded automobiles, tires, machinery, or parts thereof, junk <br />piles, or any hazardous materials or chemicals shall be stored on the Lot. <br />9. One (1) outbuilding and one (1) single family residence may be constructed on <br />the Lot. No group home is permitted on the Lot. No multi -family dwellings, <br />apartments, cooperatives, condominiums or townhomes are permitted. <br />10. If any of the Covenants herein set forth are declared void or unenforceable by a <br />court of competent jurisdiction, the remaining Covenants shall not be affected, but <br />shall stay and remain in full force and effect. <br />11. THE COVENANTS DO NOT RESTRICT THE DEVELOPMENT OF THE <br />PROTECTED PROPERTIES IN ANY MANNER. <br />12. The Covenants shall run with the land and shall be binding on all persons and all <br />parties claiming ownership of the Lot and the Protected Properties, successors, <br />assigns and grantees, their heirs, devisees and personal representatives, until such <br />time as terminated or released by ALL of the owners of the Lot and ALL of the <br />owners of the Protected Properties. <br />13. If an owner of the Lot shall violate any of the Covenants, any owner of any part of <br />the Protected Properties may enforce the Covenants and a violating party shall be <br />responsible to pay all legal fees and court costs incurred in any enforcement <br />action. <br />14.
