202300159 <br />a) "Allocated Interests" means the undivided interest in the Common <br />Elements and the Common Expense Liability allocated to each Unit. <br />b) "Approval" or "Approved" shall mean securing the prior, written <br />approval as required herein before doing that for which such approval is <br />required. <br />c) "Assessments" means all Common Expense Assessments, Special <br />Assessments, Individual Assessments, and Fines levied by the <br />Association through its Board of Directors pursuant to the Documents. <br />d) "Association" means Jaxson Condominium Association, a Nebraska <br />nonprofit corporation, its successors and assigns organized and existing <br />under §76-859 of the Act. <br />e) "Board of Directors" means all of the directors of the Association. <br />f) "Bylaws" means the bylaws of the Association, including amendments <br />thereto. <br />g) "Capital Improvements" means the construction, erection or installation <br />of substantial structure(s) or other substantial improvement(s) in the <br />Condominium. <br />h) "Common Elements" means the areas designated as such on the Plats and <br />Plans which are all portions of the Condominium other than the Units, <br />including the monument sign but excluding sign faces on the monument <br />sign. <br />i) "Common Expense Assessments" means all Assessments made for <br />Common Expenses. <br />j) "Common Expense Liability" means the liability for Common Expenses <br />allocated to each Unit under §76-844 of the Act. <br />k) "Common Expenses" means expenditures made or financial liabilities <br />incurred by or on behalf of the Association, together with any allocations <br />to reserves. These expenses for the operation of the Condominium <br />include, but are not limited to: <br />i) Expenses of administering, maintaining, insuring, repairing, or <br />replacing the Common Elements; and <br />ii) Expenses declared to be Common Expenses by this Declaration; and <br />iii) Expenses agreed upon as Common Expenses by the Association; and <br />iv) Such reasonable reserves as may be established by the Association, <br />whether held in trust or by the Association, for repair, replacement or <br />addition to the Common Elements or any other real or personal <br />property acquired or held by the Association. <br />1) "Condominium" means the entire condominium project including all <br />buildings, land, and other improvements upon the land as set forth in this <br />Declaration as a part of the condominium regime. <br />2 <br />
