Miscellaneous. This Contract may not be amended, modified or changed, nor shall any waiver of any provision hereof be affected, except by an instrument in writing and signed by the party against whom such enforcement of any waiver, amendment, modification, change or discharge is sought. b) The Seller and the Buyer agree that this Contract states the entire agreement and declares that no promises representations or agreements, other than those herein contained or referred to, have been made or relied upon. c) This Contract shall be governed by the laws of the State of Nebraska. d) In case any one or more of the provisions contained in this Contract shall be, for any reason, held to be invalid, illegal or unenforceable in any respect, such invalidity, illegality or unenforceability shall not affect any other provision hereof, and this Contract shall be construed as if such invalid, illegal or unenforceable provision had never been contained herein. e) The descriptive headings used herein are for convenience only, and are not intended to necessarily refer to the matter in the sections which precede or follow them, and have no effect whatsoever in determining the rights or obligations of the parties. f) The Buyer shall be responsible for all utilities, maintenance and repair costs on the premises. g) Any notices to be given hereunder by either party shall be in writing, and given by personal delivery or regular first Page 6
