202208332 <br />The cost of the title insurance shall be paid one-half by <br />each party. <br />7. Insurance. Seller shall keep the premises insured, for <br />an amount not less than the purchase price, against loss or <br />damage by reason of the causes covered by fire and extended <br />coverage policies written in the State of Nebraska. <br />8. Condition of Improvements. Seller makes no covenants, <br />representations, or warranties as to the suitability of the <br />Premises for any purpose whatsoever or as to the physical <br />condition of the Premises. Buyer acknowledges having inspected <br />the Premises, having observed its physical characteristics and <br />such investigation and study on and of said Premises as they <br />deem necessary, and hereby waives any and all objections to or <br />complaints about physical characteristics and existing <br />conditions, including, without limit, subsurface conditions and <br />solid and hazardous waste and hazardous substances on, under, or <br />related to the Premises. <br />Buyer further acknowledges and agrees that the Premises, <br />fixtures and furnishings are to be sold and conveyed to, and <br />purchased and accepted by Buyer, in its present condition, "AS <br />IS" and hereby assumes the risk that adverse physical <br />characteristics and existing conditions may not have been <br />revealed by any investigation. <br />9. Closing. Closing shall take place on or before <br />Asim Ger , 2022, unless otherwise agreed, to be held at <br />law offices of Conway, Pauley & Johnson, P. C., Hastings, Adams <br />County, Nebraska. At closing, Seller shall deliver to the <br />escrow agent a Warranty Deed conveying the Premises as described <br />in paragraph 1. Seller shall pay any documentary tax due as a <br />result of this transfer and Seller shall pay the cost of <br />recording the deed and Deed of Trust. <br />10. Escrow Agent and Deed. The parties do hereby <br />designate Conway, Pauley & Johnson, P. C. to be the escrow agent <br />for the parties. Upon the closing of this agreement, the Seller <br />Page 4 <br />
