202207659 <br />residential dwellings that are subject to a lease; provided, however, that the <br />residential dwelling at 1911 Bentley Circle owned by the JEH Holdings, LLC will not <br />be included in the limit of 4 rental homes unless it is leased after the present lease <br />expires in 2023. An Owner may allow an immediate family member (parents, <br />children, grandparents, and grandchildren) to use the residential dwelling at any <br />Residential Lot owned by the Owner for up to 6 months without a lease (and such <br />lease shall not count against the maximum of 4 leases of Residential Lots). After 6 <br />months, the family member shall be required to sign a lease which meets the <br />requirements of this Section 3.3(g) (and such lease shall count against the maximum <br />of 4 leases of Residential Lots).The lease requirement for family members after 6 <br />months shall not apply to homes occupied by a family member prior to July 1 2022, <br />however these exempted homes shall be counted in the maximum of 4 leased <br />homes. The lease of any residential dwelling on a Residential Lot must require that <br />the tenant comply with all of the rules, restrictions, regulations and obligations of this <br />Declaration (including those set forth in Article 3 of this Declaration) and the rules <br />and regulations contained in the Bylaws of the Association (including those set forth <br />in Article 7 of the Bylaws); provided, however, if the tenant does not adhere to this <br />obligation, it will be the Owner's obligation to notify the tenant and remedy the <br />situation and the Owner shall be liable for such violations under this Declaration or <br />the Bylaws as if Owner caused such violations directly. All subleases and vacation <br />rentals of residential dwellings on Residential Lots such as VRBO and Air BNB are <br />strictly prohibited." <br />2. Except as hereby amended, the Covenants in effect prior to this Second Amendment <br />shall continue to operate as the Covenants. <br />3.
