TRUSTEE'S DEED
<br />DOROTHY SIGLER NORTON, Successor Trustee, under the LYDA DELL
<br />SIGLER LIVING TRUST, dated the 10th day of February, 1993, GRANTOR, /
<br />pursuant to the power contained in said LYDA DELL SIGLER LIVING
<br />TRUST aforesaid, in consideration of love and affection and
<br />pursuant to the terms and conditions of the aforesaid living trust,
<br />does hereby convey to DOROTHY SIGLER NORTON, GRANTEE, who is the
<br />daughter of the aforesaid Lyda Dell Sigler, and the sole and only
<br />heir of said Lyda Dell Sigler, the following described real
<br />property:
<br />The Southeast Quarter (SE1 /4) of Section Twenty -one (21) ,
<br />Township Twelve (12) North, Range Twelve (12) , West of
<br />the 6th P.M., except for a tract containing 3.85 acres,
<br />more or less, more particularly described as follows:
<br />Beginning at a point 365 feet East and 33 feet North of
<br />the Southwest corner of said quarter section; running
<br />thence East, parallel to the South line of said quarter
<br />section, 629 feet; running thence North, at right angles,
<br />267 feet; running thence West, parallel to the South line
<br />of said quarter section, 629 feet; running thence South,
<br />at right angles, 267 feet, to the place of beginning;
<br />said 3.85 acre tract being subject, however, to a
<br />possibility of reverter to Grantor or her heirs or her
<br />assigns as set forth in Deed recorded at Page 666 of Book
<br />78 in the Register of Deeds Office of Hall County,
<br />Nebraska, and
<br />The South Half of the Northeast Quarter (S1/2 NE1 /4) in
<br />Section Twenty -one (21) , Township Twelve (12) North,
<br />Range Twelve (12) , West of the 6th P.M., Hall County,
<br />Nebraska.
<br />GRANTOR covenants with GRANTEE that GRANTOR:
<br />(1) is lawfully seized of such real estate and that it is
<br />free from encumbrance;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />any acts of the GRANTOR.
