KNOW ALL MEN BY THESE PRESENTS: <br />202202262 <br />1. Copper Creek Rodney Leon Community Association, Inc. (the "Association") shall <br />provide the following services to the owners of the Townhome Lots, and to the extent required the <br />Association, its agents and employees shall have a license to enter upon each Townhome Lot as <br />may be reasonably necessary in order to perform these services, which shall constitute Subdivision <br />Services as defined in Section 1.48 of the Covenants: <br />a. Snow removal; <br />b. Lawn mowing, lawn maintenance, and maintenance of landscaping; <br />c. Residential garbage removal; and <br />d. Maintenance of the drainage pipe running under and along the rear lot lines of the <br />Townhome Lots. <br />2. The Association is specifically authorized hereunder to contract with any third party <br />to perform the services of the Association hereunder. <br />3. Monthly, quarterly or annual dues and special assessments shall be levied by the <br />Board of Directors of the Association for services provided by the Association pursuant to <br />Paragraph 1 hereinabove. Dues and assessments levied for said services shall be established, <br />collected, and enforced pursuant to Article 8 of the Covenants, except that such dues and special <br />assessments shall be levied against the owners of the Townhome Lots only. <br />4. No above -ground fencing of any kind shall be erected on any Townhome Lot. <br />5. This Supplemental Declaration shall serve to supplement the Covenants, which <br />shall remain in full force and effect against the Townhome Lots. <br />6.
